How to sell my home
My husband and I are having a real estate agent come over Sat to talk about selling our house. We are not looking to overprice our house but sell it at market value (we bought low). When we bought the house it was a mess in which we redid about 95% of the house. There are a couple of things we had not done (we did do both bathrooms (one came out great and the other so-so) and kitchen). My question is should we put more money in the house and finish the 5% not done or sell as is? The things we still need to do is refinish one of the bedrooms floors and touch up paint.

IMO finish everything so they can market it as a completly renovated home. otherwise it will be listed with updated baths etc.
IMO- and this is not to be mean in any way, but when I look at a house that has some updates, and not everything, I always think, is it patch work, or did they have problems and just fixed it because it broke? and if it broke what other problems did it cause that I can't see... But this is just how I view a half updated home. HTH

I would also finish that 5% worth of updates. Touch up paint and redoing one bedrooms flooring will not cost you that much money. If you bought low years ago, than you might make some money off your home now. But if you 100% updated that will only help you to get top dollar for your home. GL!

In this situation I would take the advice of the real estate agent. If they think you should update, update.
They know what the house is worth, or what you should list it at.

when it came to sell our co-op i was really freaking out. our agent introduced us to "home staging'. i was very skeptical at first. but its become very popular in this housing market. my agent ended up picking up the cost. we did have a little battle about this. long story. but one piece of advice get EVERYTHING in writing. HGTV has shows on it & more information is on their website. basically they made us put alot of our stuff in storage & used their furniture that they have in a warehouse. they decorated, made us paint & get a new rug (ours was shot). i think in all i spent about $2K out of pocket & that includes paint & rug carpet, supplies. it did end up working out for us. we sold in exactly one month & only went down about $6K.
if you want more information or the name/number of these stagers feel free to send me an FM. i won't lie it was a very stressful time but it paid off in the long run.

as a recent seller - we refused to put anymore money into the house. just an fyi - none of the agents ever suggested we should.
the 5% of un-updated things - the new buyer can do and make it their own!
