Hypothetical question about selling?

Say you plan to move in two years max, what are some things that a seller should begin to do now in preparation?

all and any advice is appreciated!

Paint nuetral colors. Declutter, clean sheds, basements garages. Make curb appeal spiffy, make sure all CO are in order (if any).

I would have a local realtor (or a few) come in to view your home, discuss the selling process, and give you an idea of current value. A good realtor will also offer you suggestions on things you can do to maximize value (staging tips, maintenance and repairs, enhancing curb appeal, etc.).

Such a consultation with a realtor costs you nothing, and it can provide invaluable info to you as a prospective seller. Even if you are not quite ready to sell, any active realtor would be happy to meet with you in the hopes of getting your future business.

I agree with the suggestion to get your paperwork in order (I have a checklist that I provide to prospective sellers that I consult with), and to make sure that you have all of the required permits and COs for any renovations/additions to your home.

Finally, you will want to research and get recommendations for real estate attorneys who can handle the sale of the home for you. You don't need one until you have an accepted offer on your house (then, the attorney will prepare the contract and handle the closing), but it is good to be prepared.

I don't know where you are located -- my office is in N. Bellmore and I do most of my work on the south shore of Nassau and central Nassau, but I go all over Long Island and would be happy to consult with you anytime!

Being 2 years out you might want to try to greive your taxes. If you can get them lowered it could help you to get more money for your house.

maybe...really thinking about it lately...i think at this point, it make the most sense.
we have so much that we want to do to our house, and it will never be what we want. Not to mention, i ould rather take that money and instead of putting it into reno, use it towards a down payment.

you reasoning seems sound. I had the same issue with my house, we did a lot of work, but finally decided even though we liked the house, it wasn't ever going to be what we ultimately wanted.

we started planning and saving for a new house.

I would say get your COs in order,then start the clean out process.

Its actually amazing how long it takes to organize and clean out. Get rid of clutter, paint neutral colors where needed.

well organized, uncluttered work very well to sell. get most things off your kitchen counter, clean, organize and get rid of the things you don't use, won't use and don't need.

Yes, it's quite common for a prospective seller to meet with several real estate agents and then choose the one they like best to list with. Many times, sellers also like to meet with multiple realtors before listing not just to interview the realtors, but to get several opinions on value/list price. I have often done consultations for sellers who are not quite ready to sell yet with the hopes that when they are ready, they will contact me. Realtors are used to this... an agent in my office recently got a listing from someone she'd been consulting with from time to time for 19 years!

I don't think any professional realtor would be offended if you meet with them but yet don't list with them. I always tell potential sellers I meet with upfront that 3 things could happen at the end of the meeting - (i) they can decide to list with me, (ii) they can decide not to list with me, and (iii) they can want to list with me, but I can decide the listing isn't the right fit for me and my marketing plan (for example, someone could want to list their $300K home for $700K -- in that case, I wouldn't take it!). And any of those 3 outcomes is ok. I find that takes the pressure off everyone.

But I would be upfront when you contact local agents about the fact that you are meeting with several realtors, or you are not planning on listing immediately but you are looking for some advice from a realtor because you plan to sell in the near future, or whatever the case is. If you are honest about your intentions upfront and not luring people there with the idea that they will be walking away with a listing that day, there will be no issue! And if you are upfront about not wanting to list immediately, I bet 9 out of 10 realtors you contact will still come to meet with you and view your home. It's a small investment of time to build a potentially valuable relationship.
