If you are in the market for a new home
are you putting your search on hold until after the holidays?
We talked to our realtor about putting our house up for sale, and he said that we might want to wait until at least January to list it cause most people aren't looking due to the holidays. OY! It makes sense, but I keep telling DH, our house can't sell if it isn't up for sale!

We put in a bid on a house right before Thanksgiving when we purchased a few years ago. We moved here from out of state and we needed to find a place fast. You won't have as much traffic during the holidays, but those that you do get will be more serious about purchasing.

We put our search on pause right before thanksgiving. It was getting to be too much with Dh's stress at work and the holidays. We aren't starting fully again til January. We wanted to be 100% in or 0% out. No in between.

We looked for houses around the holidays in 06. It was actually fun seeing the houses decorated. We wound up signing a the contract right after new years. I would go for it, but expect the beginning to go kinda slow.

it's just a matter of a month really, when you think about it....
if you don't mind the hassle of showings during the holidays, go for it.
who knows...your home all decked out in it's Christmas glory could give a potential home buyer the warm and fuzzies...

I signed the contract for my house in December.
I think the realtor is looking at it that he will have less of a chance to get his commission because your contract with him is only six months or whatever, and he feels that December will not be a high traffic time, and therefore less of a chance it will sell and a wasted month of his six. Except for the inconvenience of people coming to your house when you're busy with holiday stuff, you've got nothing to lose listing it now.

Im actively searching right now and hope to be in contract before the end of the year. I never even thought to put it on hold until after Christmas. I really hope people arent waiting to list their homes but now that I think of it, I have noticed the listings dwindle down from last month to this month.

I think years ago houses that were listed for a while were deemed 'stale', but now adays SO many houses are listed for months & months (or years!) before selling. I think I am going to push for listing now. I just need to win DH over!

We are waiting until after the holidays to list ours.
1. staleness factor you mentioned 2. I don't decorate very much or well for xmas, so I don't want that to be a negative 3. I have 2 weeks off and need to get a lot of things in order/touch-up/move to storage - plus i don't want to be home with scheduled showings- or have to make myself scarce

We just found a house right before thanksgiving and are going to sign the contracts tonight. We didn't put anything on hold because of the holidays. I agree with the PP. You might not see much traffin but what you will see is the more serious people.

When we bought our house 5 years ago, we found it right after Thanksgiving. There were fewer houses on the market and it was the last one the real estate agent had to show us. I would list it now, can't hurt, plus with less inventory maybe you will have a better chance of sale.

I don't think you have anything to lose listing it now. I think even if people aren't actively looking they will still be checking on mls for new listings.

We're looking now. I'm looking forward to the new year b/c I hope to see an increase in listings, but we're going to continue to look in the meantime.
As far as the staleness factor goes, that's just the nature of the market right now. I think almost every house we've seen so far has been on the market for months..it's just a slow market. I actually am bummed that we weren't ready to look until recently because a lot of homes that I'd been keeping my eye on all spring finally went down in price and sold towards the end of the summer/fall...I was interested in them and didn't think of them as "stale"..hth!

my realtor complained about making my house stale. i say, oh-well, it's the market. it doesn't cost anymore to have on the market. the realtor still has to work for you...

This is pretty much the same with us...we started looking around Christmas 06. Did a lot on NYE too. Found our home in mid Jan.

If you're not in a rush, I would wait until after the holidays to list, personally. I think length of time on the market is a valid concern. We ALWAYS asked how long the houses we looked at were on the market and how many offers had been made, etc. It's probably not a deal breaker for most people, but it's something I would consider.
We were looking at a completely different time of year when we bought our house, though we were looking at second homes during the holidays last year. To be honest, while we didn't put our search "on hold" we simply had a lot less time to look... so by default we didn't see as many houses and were distracted by other oblgiations.
