If you own property but rent it out....

Do you do a yearly inspection? If so do you have a checklist that you use for the inspection. Where did you get it from?

Not a formal inspection. If they have any problems we go in and check it out. In the process we look around to see if all is ok. Also during the summer we cut the lawn so we keep an eye on the place.

Ours is in NC so no, but we did hire a mgmt company who handles all maintenance

Ours is in Milwaukee and we live in Atlanta, so we just get in touch with our tenants when we know we'll be in town and do a quick walk-through. Nothing very formal with us. No check list. Just making sure that there's no major damage or anything to worry about.

Thanks, these tenants are not easy to deal. When they moved they were this and that and this and that. But the house was just renovated literally finished 6 months before so we knew there's nothing wrong. It was stupid stuff like the shower head etc. We finally told thats it we are done making changes we didn't make when living there. Now we are out of state and they stopped asking for things but if I email them to say the septic tank is being pumped on such day I get one back saying something is wrong. So now we just want to "inspect" the house b/c we don't trust them.
\The kitchen sink is literally falling out but they didn't tell until we said we were coming . they complained about the little stuff but something major and nothing. So now I am scrambling to find someone to fix it.

We have a legal 2 family house that we rent out. We have to renew the multi family permit every year and as a result, we have to schedule a visit from the town inspector every year. DH lets the tenants know ahead of time and he makes himself available to let the inspector in.

So, we don't do a formal inspection. If you manage to go a whole year without having to go into the apartment for some problem or whatever, consider yourself very lucky..
