Inspection tomorrow - any tips?
This has been such a roller coaster!
DH and I are attending the inspection tomorrow. Any tips or suggestions for us?

I can not stress enough - REALLY REALLY REALLY focus on the BASEMENT. It is the foundation of the house and if there are any issues in the basement it will travel upwards and create other issues for you.
We had a bad inspection which missed a MAJOR crack in our foundation wall and now we are facing major repair and waterproofing issues - our case is extreme though and I dont mean to scare you. We had severly chipped stucco walls and once we started to chip away we discovered a major structural crack caused by a HUGE oak tree that was wayy too close to the house. I asked the engineer SEVERAL times if the tree was a risk and he insisted that it wasn't - a 2nd engineer later reflected nearly a 3'' bevel in the wall that should have been visible to the first inspector.
Think expensive items - roof, siding, termites, sidewalk cracks...

Make sure there is a termite inspection included--many homes in this area have them. The inspector should also inspect for any damage caused by termites, even if there are none currently.
Also for any signs of pests. I would ask if the electricity is grounded and if the voltage is high enough. You also want the heating system checked, air conditioner, boiler, etc. The inspector should look for mold, signs of asbestos, or lead paint chipping.
And here's one thing we forgot to ask for which I don't think was in our report. A radon test for the basement. Wish I had thought of that!

Talk to tham about the cesspool!
We had 3 friends buy houses who all had problems with their cesspools. One couple were in the house 6 weeks when they found out the whole system needed to be replaced!

You don't need radon tests on LI - the soil contains little to no uranium. It is the decay of uranium which causes radon gas.

follow your inspector at all times...never let the REA or homeowner distract you. Take a notepad and write down everything the inspector says - you will not remember everything later.
ask about the roof/gutters/soffets electricity plumbing (check all appliances and look for leaks) basement and attics tell a lot

get the inspector to go on the roof. mine didn't and we have a leaky skylight. not a huge problem, but its one that should've been caught.
