Interviewing a realtor on Monday....
What questions should be ask? This is our first time selling. Are certain things standardard and what is the lowest fee you think we can negotiate? TIA.

How long they have been in the business.
How many deals they have closed in the past.
Amt of time it usually times for them to sell.
What marketing techniques they'll be using to sell your home.
As far as fees go, each broker is different. There are some branches that have a set rate and wont go below that unless the selling price of your house is very high.
There are other branches that will do it for as low as 2%. But that doesnt always mean they will do as good a job for you or that they'll get you the best price possible.

see how long you lock into the contract. You dont want to go so long. Sometimes you can do an exclusive with them for one month at a lower commission then if it doesnt sell you can do multiple listing for a little higher

definately make sure you dont lock in too long, also if you have anyone currently interested in the house that your not sure about try to get them excluded from the contract- else the realtor would be able to collect a commision

I actually disagree with not locking into a contract for too long. In today's market homes are no longer flying and it is really standard now to take a listing for at least 6 months. Alot goes in to marketing and promoting the home and you want to have the most exposure you possibly can. I truly believe that with all of the inventory out there now you want to price your home right, be open to price changes within the first month or so if you are not getting any bites, and be very flexible and an easy show.
I think the most important question is to ask the realtor where your home will be marketed and advertised. For example - the NY Times, Wall Street Journal, Optimum Homes. Anyone can place an ad in a local penny saver - it's the big ones that really count IMO - opens you up to a bigger audience of buyers. What websites they will put it up on. Etc.
