It would raise a red flag for me.

yes - usually if a house is in fair condition they list it as good or excellent!

Figures. I knew it sounded too good to be true. I which we had the money to put into it. It is a 5 bed 2 bath split in Lynbrook so cheap
Oh well.

it doesn't hurt to look - maybe the sellers are really honest?

I'd say yes. I saw houses listed as being in excellent condition when in fact they were fair at best.

Re: Is a house really really bad when it says Fair Condition?
yup- its basically almost unlivable-Im an agent when I see fair I know its a big time fixer.
Diamond- needs nothing, many updates in awesome condition-the best condition as far as listings go
Mint- alot of updates, needs only minimal things- move in condition
Excellent- in real estate terms means that its in good condition but it needs updating- probably its 70ish- totally livable though.
good means needs updating and maybe some structural work
fair - means needs lots of structural work
poor- basically almost destroyed
as is- also a fixer upper.

Fair condition to someone else may not be fair to you. It's best you go look at it yourself if you have an interest.
