Is anyone in the BUYING market right now?

We really need to get ourselves into a bigger house and a better neighborhood. We don't have a lot of $ right now, but I also think right now is the time to look because the prices are so low.
I will take any and all advice any buyers have right now.
Oh, and I am looking on MLSLI, are there any other sites that have different listings? Thanks in advance Chat Icon

What's your budget? The house next to me is for sale and it's a great price. It's an older home and needs some cosmetic updating but it's in great shape in a great area too.

DH and I are buyers right now as well. It's been a bit rough....the prices are down but there's still a lot of crapola out there! We've been looking for a little over a year now....and constant. Just as of recently it looks like we finally found something!

If you start working with an agent, they can set you up with a GREAT site, called listingbook.com - It gives you a TON of info on each property!

thats funny you are leaving smithtown to go east, and I'd really love to do the opposite. I live out east and am always sizing up homes in Smithtown

We would love to buy now, but we are actually afraid to find out how much less our home is worth now.

We are in the market to buy (then sell) right now. Just that we are finding not enough desirable homes are coming on. And I personally don't want to work with one agent and commit myself. So I did not sign up with listingbook b.c it commits you to that realtor I believe. But I would have loved to have seen it and if it is all that much better than MLS.

Actually, we already live out East, we are just trying to find a bigger place. My IL's are trying to sell their house in Smithtown (the one listed on LIF) and they are trying to come out East with us. Chat Icon

On the other hand, I LOVE LOVE LOVE Smithtown and would do anything to move back, but we could never afford it. If you have any questions about areas, let me know - I grew up there and know plenty of places around

We've been looking seriously for a year. We committed to a realtor last summer. She is so incredibly helpful, and sets up appointments to see 4 or 5 houses in 1 day, so she has definitely saved us time, and the effort of calling all the listing agents to set up appts.

Prices are so much lower than even a year ago. There just isn't too much inventory in the town where we are looking (we narrowed it down to only one town in the SD we want). I think people are holding on to try to hold out this decrease in value. I'm hoping there'll be more inventory this spring.

I still see a lot of homeowners trying to list houses at what they were worth a year or two ago, and not entertaining offers of what they are worth now. Our REA was working with a seller who listed at $420,000...He got an offer immediately of $370,000, and she asked him to consider it, but he said no. Six months later, he has had NO other offers, and went back to the $370,000 buyers, who had already found another home.

We are/were in contract to buy a house - I joined this board when the seller died one week before closing and I needed advice. Since then it has been horribly stressful and
many times, I wanted to give up and walk away.

However, we are finding that while the house we are buying is a great deal, there are not really that many others out there. I am also noticing that many houses are listed at "old" maket prices, and then one day they suddenly drop $100,000 - perhaps realizing that the market has changed so dramatically.

I definitely recommend working with a realtor though - that is how we got our house. We were in to see it before it even made it to MLSLI and in contract before they even put a sign on the front lawn. When the good deals come up, they go fast!

I've seen the same thing, and not with houses that are crazy expensive. I've seen ones listed at $500,000 fall to $400,000 in a month.

The market is indicative of our Economy. I have seen so many scenarios. People selling SHORT SALE. People relocating to escape LI, people having to sell because they took advantage of the low home prices then their spouse/SO lost their job and even with the low price cant maintain..its a horrible indication of this country and its state.
My friends house in Westbury went from 580K to 449K in 1.5 mths!

I have been hawking MLSLI and Listingbook - and we have been moreso virtually looking for the past 6 months, what we have seen in person has been overpriced crap in reality.

We already own our primary residence but I'm always looking for investment properties on the east end.
I'm noticing homes in the "wildwood" section of Wading River are really coming down. I think that area is so quaint.
Craigslist often has FSBO or other listings that haven't made to MLSLI yet.

My best advice for you in today's market is exactly the same advice I gave during the peak of the market.
Offer what you are willing to pay for the house. If your realtor warns you "it will insult the seller" get a new realtor.
I have purchased properties in FL & NY from 2003 until now & I've always based my offer on what the property is worth TO ME. I have "lost" plenty of properties but I've also purchased some for numbers that nobody could believe.
Comps in today's market are practically worthless, so few homes have comps within the last 3 months, so you need to decide what your budget is and weigh out what your needs & wants are & make offers based on that.
Do not get attached to any house in until you are in full contract, its only a business transaction until your name is on the deed!
