Just put my 2br co-op on the Market - UPDATED WITH PICS !!!!
It looks like I will be buying a house... so I have to start this process of selling my co-op.
An Ad will start in this Thursday's Newsday.
Windsor Park 2br/1bth co-op
Price: $279,000
Maint: $560/mo (about 50% tax deductable)
75-20 Bell Blvd. #5F Bayside/Oakland Gardens, Queens 11364
- EXCELLENT condition 2br/1bth co-op
- NEW appliances (Refrigerator, Self-Cleaning Stove, Dishwasher, Microwave)
- NEW pergo style floor
- NEW solid oak 6-panel interior doors (in ALL rooms)
- NEW *mirrored* sliding closet doors (in ALL rooms)
- RENOVATED Kitchen
- RENOVATED Bathroom
- AWARD WINNING School District #26
- Maintenance $560 a month (about 50% tax deductable)
- Indoor & Outdoor Parking Available
- Olympic Sized POOL & Tennis Club available
I'll have pics up later in the week if anyone is interested... but I am sure you will be pleased with the condition of my place. 
I will be having an open house on Sunday the 11th and Sunday the 18th from 1-5pm.
The Co-op requires 15% down payment (they will check the bank's committment letter). But its ok to pull money from say a 401k or retirement account to fund this down payment. As long as the bank doesn't care where you get the money from... and they give you a committment letter stating you are putting at least 15% down... you are good to go.
The co-op also has a "no pets policy". You may be able to sneak a cat in there if you have one. But don't hold me to that.
Windsor Park is run by an EXCEPTIONAL board of directors who's primary goal is to drive up sales prices... by performing continuous capital improvements (and not charging owners for these improvements)... as well as keeping maintenance fees low.
WP Maintenance is probably one of the LOWEST maintenance fees you will find at ANY Bayside co-op... and approximately half of that is tax deductable!

Are you in the new or old buidlings?
Good Luck - I can vouch for WP - I lived there for 3.5 years and loved it...still have my apt. there but I rent it out now.
Are you staying the the neighborhood?

I am in the older buildings... which is much better IMO cause Maintenance in the newer buildings is INSANE and overpriced.
Moving to Long Island to buy a house.
I can go on and on about the co-op. They are projecting a 3 million dollar cash surplus at the end of the year. They are planning numerous capital improvements.
And most importantly they believe on NOT going to the shareholders for money to fund Capital Improvements. They have a plan in place where they raise enough capital for these improvements without adding assessments or raising maintenance to fund these projects.

The only shot I have right now... is a picture of my TV in my Living Room.
My plasma is 50"... and you can see how "open" the room still is with that big a TV. 
Don't worry... i'll have pictures of the kitchen, bathroom, and doors and such later in the week.

Not a problem! I should have them by Thr-Fri. I think you will really like the place though.
My wife is an ultra clean freak!
I hate going into other people's places when I am looking to buy and its just "dirty". Ya know?

I just added pics of the living room and dining area.
The living room is actually larger than it looks... because it extends past the back of the couch on the right (about 4 more feet).
No lack of sunlight in my place.
