JUst putting this out there -GF house has been sitting for 9months

If anyone is interested, she is listening to all offers. Maybe good for a commuter. So just thought Id post it for her......

NO IM NOT THE AGENT ON IT. I was on the phone with her and she cant get rid of the house...

I know its a little kooky looking but nothing a little paint cant fix.

If I was her I would take down the borders and fluffy curtains. Paint all the bedrooms nice neutral colors. If she has wood floors under those carpets get them up. i think she would do a lot better. Even though its stupid that people judge a house on cosmetic things in this marlket you have to do everything you can.

i'd be more concerned about that huge tree that was cut down in the back - it was soooo close to the house Chat Icon , could there be something going on with the foundation due to the tree roots???

its nice, but priced a little to high for its location. The location might be hurting it. I know similar homes listed in the 3's in that location. Its so conjested and looks like it borders Sunrise and is right near the train tracks.

I know the location is off but its quite residential.

I feel bad for her..

She may want to watch a few episodes of Designed to sell to give her some ideas of how she can appeal to the masses. A few gallons of paint and taking up the carpet if she has hardwood floors may help her sell faster. It's amazing what a little paint can do. They say you should try to neutralize your house when selling.

Also has she thought of doing an owner auction. I heard this is a new thing that generates interest. You start at a low price but have a hidden reserve price to make sure you at least some money back. I saw them do this on one episode of Flip This House and their were alot of people bidding. Sometimes all you need is some incentive....just look at what goes on in ebay.

If she'll take in the 300s she should really consider lowering her price - hopefully that will bring more buyers through the door.

even at the price the taxes on that house are a killer for someone shopping in that price point

maybe list them with the star deduction?

I am looking at a house in westchester that has more property with a IG pool and the taxes are less- those are high!

I remember seeing that house a long time ago.

She really needs to lower the price to maybe $385k or $389k

Paint the inside of the house a neutral color.

Update the kitchen counter with an inexpensive formica one......tile the back splash.

then she's gotta lower it. Just because she'll take less most folks on MLS don't know that. I think she should list it at 389 and offers will come in around 370ish. I know its a price cut, but with those taxes & the location it will be tough to get anywhere near 399

....also she has to consider how the market is right now. It is a buyers market, and it is close to the holidays. This is the worst time to sell a house, but it is also the best time to buy a house.

...I cannot believe the prices of the houses in my area....One really nice double dormered levitt cape with a front porch just sold on ranch lane. They started at $479k and the house sat on the market for around 9 months, and it just sold for $395k. They dropped the price over the months too....

...Maybe your friend needs to find a new real estate agent. She needs someone to show that house every weekend, and have some broker open houses to get some interest in there.

...I would really try to do some of the things people posted in this thread. I mentioned the formica countertop. We got ours from lowes and it cost around $150. They cut the hole for the sink and it looks really nice. Get a Neutral color, and also tile the backsplash. That should cost under $500 with tiles and grout. If you hire someone. Less if you do it yourselves.

...I would Put some nice knobs on the cabinets. How is the floor in the kitchen? If it looks older, it can be replaced inexpensively with Vinyl Tiles.

...The Kitchen and the Bathrooms are what sells the house most of the time. A lot of people do not mind living on a busy street and I see a lot of houses in that area selling on busy streets, so that really isnt a big concern. At least the appliances look new.

...The room that is pink with the crystal chandellier hanging, Im not sure what that room was...but I am thinking it was a dining room at one time. I would check to see what is under the rugs. It may be hardwood floors. If not, I would consider changing the rugs to a light berber rug. It is inexpensive carpet and looks a lot cleaner. I would remove the pictures from the walls....and change that chandellier to something more modern, and then paint that room a neutral color.

...Then remove the snack table and the dead plants....

...I am going to say that the yellow bedroom isnt that bad. I would change the curtains to something more neutral. I would also consider changing the border, or removing it. The carpet is nice in that room.

...Since the house is empty, that is not really helping either. Houses sell faster with furniture in them.

...The Bathroom looks decent. Just make sure it is clean

...The dark green room with the white panelling....is sooo dark and also too cluttered with big desks. I would paint the whole room a light color. Then remove some of the furniture and also change the curtains.

...The Pink room just needs paint.

...As far as that tree stump goes. I would find out how much it would cost to remove it. If it isnt that much, I would have it removed or grinded. Believe me I know what a pain it is too have stumps in the back yard. I have 9 that I need to have removed. I know an inexpensive tree service that I can give you the number too.

...If your friends do everything we mentioned in this thread or most of it, I could see her getting between $390k and $399k. I wouldnt price the house and more than $399k. You will eliminate a lot of people looking for a Starter house.

...The house has a lot of possibilities. Is your friend or her husband handy? That would help save on paying people to do the work.

...I know selling a house is a pain in the neck, we just sold my dads condo and my wifes uncles house. His house was all originial, but clean. It took us 8 months to sell it, but we finally got a buyer and we came down a lot in price.

Thanks Guys, I went over this with her the other night. I told her drop the price to under $400k and spruce up the house.

I think at this point they just dont care..

Which is not a good way to look at it
