Leak In Basement...Who Do I Even Call?
DH and I were cleaning up our basement yesterday when we had all that rain. There seemed to be 3 areas where some water had gotten in and pooled on the floor. We cleaned it up, but would like to call someone in to make sure there is not a bigger problem? However, I have no idea who would even be able to look at it?
Can you share with me who you used if you had leaks in your basement?
Thanks!

Re: Leak In Basement...Who Do I Even Call?
is your basement finished? are your walls concrete? there's a waterproofing paint they sell and my DH put it on some of our basement walls.
If it was a major leak you can consider having someone waterproof outside, this entails digging around your foundation.
Try Vulcan Waterproofing or American Waterproofing, when we first moved in we had them come by b/c we thought we had a problem, but the guy actually told us to use waterproofing paint b/c the water getting in was so minor (and since then we removed the built in planters that were all around our foundation outside-they were gathering spots for water above the foundation). So we didn't end up using either of them, but they seemed reputable.

They are very minor leaks and I heard about the waterproof paint, I just want to make sure that it is not a major issue. It's only on one side of my house so far and in 3 different areas but the water is minimal and that rain was pretty heavy last night.

Are your gutters clear? We had major water issues in our basement (finished) We found the reason we would get water in the front part of the basement was because the front gutters had been clogged. Once that issue was resolved, we never had an issue in that part of the basement again. It could just be as simple as that.

This is my issue as well. The gutters had to be cleaned. we had some flooding yesterday as well in some smalls areas in the basement.

Gutters are clear. What bothers me is that it's in three areas of the basement (two different walls). We might have had the issue before but never noticed. It does not smell downstairs either so hopefully we can figure it out.

Re: Leak In Basement...Who Do I Even Call?
We are adding a foundation drain around the house to keep water away from the foundation (our house is 110 years old, so there were no building codes to follow), we haven't had water get in the basement, but can feel moisture on the walls. We had a structural engineer tell us that the waterproofing paint can actually cause more problems than it solves because it keeps the moisture locked in the wall, it seeps in on the soil side and cannot escape into the basement. He said the best plan is to keep water away from the foundation.

where are your gutters draining to? Does the water come out within a few feet of your foundation?
We had water problems (3 sump pumps and a Santa Fe dehumidifier) but we were able to change that by redirecting the drainage on our property.

I checked yesterday, there is no gutters by the area that is leaking. They are actually mostly on the other side of the house where the water comes out.

That's not good. All the roof runoff must be going straight down around the foundation.
We had this issue and we had gutters - they were clogged. Although there are still issues in that area, we checked the basement after all that rain and there were no pools of water. Just dampness.
Can you get gutters installed on that side of the house and a downspout that runs at least 10 feet from your house?

Are there no gutters, or no down spouts. No down spouts may not be an issue because the collected water is probably designed to run to one or two outlet points.
If there are no gutters, can you tell where the water runs? Is it a pitched roof so it is running off the edge, or does is run to another roof area that is eventually collected into your gutter system?
