Listing Price versus what you paid
Not sure if this is rude to ask, and if it is, I apologize in advance. We are planning to put a bid on a house. We don't want to go too low and have them just say no, but we don't want to go too high either.
So I was wondering, if you bought or sold a house, how did the sell price compare to the listing price (15K more, 15K less, 50K less, etc)? Obviously 30K off a 400K house is alot different than 30K off a 700K house, but I was just wondering how close the accepted bid is to the listing price.....

ETA: and what percentage was it of the list price?

We paid 10k less than asking price. We bid 15k lower, they counterd 5k and we accepted the counter.

I think we paid 5k under asking...we bid 10k under...it works out to less than 1% but the old lady we bought our apartment from really wanted that 5k.

my broker told me that on average, he sees accepted offers at about 5% the asking price.

We countered at 35,000 lower and accepted at 20,000 lower.

We were in a different situation...
We bought a fixer upstate (Monroe) and offered 70K less (about 23% less than asking).
The sellers were desperate and paying a mortgage on the house they just purchased and the one they were selling (ours). Plus, the person who wanted to purchase our house originally, tied it up for months trying to get a mortgage.
So, DH & I come along, pre-approved for 4 times what they were asking and since I work for a title company I told them we would close in less than 25 days.
We offered, they countered and we went back and forth. Finally, we agreed on 21% below asking (66K less than asking).
I would say GO LOW! If you are pre approved and a sure thing, they might just go for your offer over a higher bid. That is what happened to us.
