Modular Home vs. Built from scratch
We have been looking for something to move into for about a year now. We got an amazing offer of some land to be given to us. Which is cheaper, building a house from ground up or sticking a modular home on the lot?? I'd ask DH's opinions, he being a builder and all, but he is away till Sunday.

We did a little research on this before buying our house. Modular homes were cheaper and sturdier (can't think of a better word). They build them year round in a controlled environment so they are not exposed to the elements during construction. Plus, because they can build them despite the weather, they are built much quicker.

Cheaper from a materials standpoint or from a labor standpoint? See I am not sure which is cheaper for us. My DH is a contractor. We would have labor at cost, of course assuming that he had no other jobs going on at the moment. When you get a modular do they just frame the house and you hire someone else to finish it or do they do other things like siding, interior work??

We looked into adding a modular addition to our house but ended up going with the traditional build. Modular is great if you can do it within their guidelines - I think each box of the house is a max of 10x20 (but maybe it depends on the company). The closer each box is to that size, the cheaper per square foot it is. They finish the baths and kitchen so that's already done when they place it on your property. I think an entire house is more cost efficient than the addition we were looking at. The labor costs are minimal once the boxes get to your property - they just place them and attach them to each other, and then you have to attach the water lines, electric, etc (all the plumbing and electric is already done in the boxes, you just need to attach it to the service).
I think there is a modular place out east you can speak with, and there's one in Farmingdale and one in Bethpage/Hicksville.

Karen-my step-dad is a contractor and has just started doing modular homes-he just did a gorgeous one in St.James and now they are doing a few out east. If you have any particular questiions let me know and i'll get info from him.

I actually had a modular built for myself before I met my husband - 5 years ago. Modular i feel is a much better way to go - quick - reliable-and cheaper!! If your husband is a contracter that is better for you because you can get t he house done by modular and have your husband do all the work inside. after it is "dropped off" there is still an amazing amound of work to be done. I had noone to help me. I thini you should def. do the research for modular. If you find a house you like you can always alter the floor plan - make it the way you want. If you have any questions you can always FM me. I just came across this and wanted you to know my experience!
