Mortgage Banks
Hey Ladies, Ok, so we are finally looking to get pre-approved right after the new year. We DON"T WANT A BROKER. I wanted to know if you girls could let me know which banks you found that had the best rates. I do want to check out a couple, but I would also like to avoid some if possible. Thanks Kerry

i talked to wells fargo and didn't like them. rate was good, but they were very poor communicators.

You should just check out different banks and see what their rates are - you can get than information online for the most part. Just remember your rate might be different based on your credit. Also sometimes the information on the websites are sneaky and include points and other things, so be careful!

HSBC - we got locked in at 6% yesterday! FM me Kerry if you want our guy's name. He does mortgage applications for HSBC bank.

Just so you know you will still deal with a broker just one that works for one bank instead of thousands. I think you should also get quotes from a broker to see whats out there. GL

I agree- Jake is a broker/banker- so he can lend you money directly or shop rates for you
plus he gets wholesale rates- wells fargo is a retailer- Jake worked for them for 2 months- I never saw him to miserable

You typically do not rate shop when getting a pre-approval since it is usually too far in advance.
We are still shopping around for mortgages and I think we are going to go with Citibank. Since we bank there we are getting a few credits.
ETA -my real estate agent recommended Wells Fargo. She recently bought a place and said they had the best rates.

In answer to your questions:
-usually you do shop around for pre-approval. It makes it easier in the end. As for far in advance, the pre-approval is good for 90 days and we are def. looking to begin putting offers in in Feb so it won't be too far in advance for us. Luckily we've narrowed our search down greatly to starter homes in Lake Ronkonkoma/Ronkonkoma and condos in Holbrook/Holtsville all under 300K so its basically getting into all the properties to see which one we like the best.
-my father is a real estate attorney so I really don't need a broker. I understand at the bank there are brokers, but private brokers fees are so high sometimes.
-I personally don't feel comfortable doing it online. I would like to speak to somebody directly.
It looks like we will be heading to WAMU and HSBC soon. Thanks ladies!!

That's too bad Jake had a bad experience at Wells as an employee - but I had a great experience using them as a lender. And they got me a very competitive rate.

I think different banks are competitive for different types of loans. One might have the best 30 year fixed rate, but another might have the best ARM rates (Since you said starter house, I'm assuming that you won't stay forever)
it's good to look at all the banks people have mentioned.

def DO NOT want a ARM!! We def want a 30 yr. morgage and we don't know how long we'd stay there, but being we would love a 3 bedroom, it wouldn't be a rush to get out. Thanks though

they are very cooprate - and he needed a fob just to get into his laptop - which locked him out every week (the pin was my name)- then he would have to fed ex it to the office to be unlocked- it was counterproductitive
he is happy in a less structured environment
