mortgage rates? what are they these days?
i got quoted 5.25%
i was hoping for an even 5%. what are the chances? highly unlikely proabably!

no, not going to happen anytime soon... at least according to these mortgage blogs ive been reading... we had a chance to lock at 5.125 a few weeks ago, but waited it our and rates went up so we locked at 5.375 with no points

It depends on the type of loan you are getting. The rates will be different. We just locked in just a bit over 5%.
