Need Neighborhood Recommendations
This is for a friend.
They're looking to stay in Nassau, close to LIRR (they work in the city), ideally a 3-4 bedroom house, in a good neighborhood/good school district, and under $350K.
Any recommendations?

Re: Need Neighborhood Recommendations
In that price range, southeast Nassau is the best bet.
Merrick, Bellmore, Wantagh, Seaford, Massapequa is usually good value for the house, property, schools, and it's on the Babylon train line, which is one of the best for commuters (runs lots of trains, no changing at Jamaica, etc.). But prices have really gone up, so under the $350K price point may be tough. They can probably still get a 3 bedroom ranch or 4 bedroom basic cape if they are willing to do some cosmetic work. If they are open to a busier road, they would get a better deal, too. But if they are looking for a larger, updated house, it won't be possible there.
They will have more options in their price range if they look in areas like Levittown schools, Island Trees, East Meadow, Farmingdale, Hicksville. Different people have different standards on schools, so they would have to research the areas (most of these areas have big school districts, although Island Trees is a small SD). Other than Hicksville, which is an LIRR hub and is great for commuters, and Farmingdale which has a train station but is not on one of the more desirable train lines, they would have to drive to a train station in another town. Levittown and East Meadow don't have their own LIRR stations. A lot of people in those areas drive down to Wantagh or Bellmore or Merrick or up to Hicksville (or Bethpage, etc.).

Need Neighborhood Recommendations
In those neighborhoods, for that price range, and what they're looking for, it can be found, but the house will need work.

Re: Need Neighborhood Recommendations
Also don't rule out SW Suffolk. When we looked in SE Nassau that was our price range in 2008 and we couldn't find anything. We are now like a couple minutes over the border and it really does not make a difference in terms of commute time. I also feel like we have the best of both worlds, are close to everything and don't have to keep up with the Joneses as much as if we lived in some of the areas Christine mentioned. What is a good SD? I know how I translate when I hear that......
