Need some advice...please read...
Hello,
I'm not a usual poster, but I do look and see what you guys say, and so far I've seen some sound advise passed on, so I'm hoping someone can give me some insight here.
My DH and I went to see a house on Saturday. We were interested and wanted to take a second look today before we put in a bid. We're not dealing with the lising agent, but one we found as a result of looking at homes on mlsli.
We were called today by the agent we are dealing with to tell us that the owners got a firm bid and didn't want to show the house anymore. That didn't sit right with me since it is a new lising and I know that the house has barely been seen, so I wanted to know why we didn't at least get a chance on putting in a bid. The RE agent we were dealing with didn't say why. So I turn around and call the lising agent and I now have an appointment to see the house this evening.
Can anybody guess what was going on?? I'm still new to the house hunting, but it was bugging me that at first I'm told that I can't see it again, and now I can.....

Makes perfect sense to me.
If the person used a buyer's broker and the buyer's broker said the listing agent isn't showing the house anymore.
Buyer now decides to call the listing agent directly and the listing agent will show it.
This is obviously a case of the listing agent wanting to sell this exclusively. If this is the way the story went down... it's one of the many reasons why I avoid buyer brokers.

Or it can be the other way around...
... if the house is being sold by one of the bigtime "discount brokers" that are 3% or less total commission...
I have had buyer brokers tell me straight up... "they don't show houses unless their share of the commission is 2% or more".

something is fishy with the listing agent, because it doesn't really make sense for your agent to lie to you that you can see the house anymore, he/she relies on commission.
My feeling is perhaps the listing agent trying to make it an exclusive, only show the house when people call him/her directly.
Did you sign something with your agent? If you end up buying the house, there might be a problem if you've signed the paper with your agent stating that he/she was the person who first showed you the house.
Sorry you are experiencing this, I hate this whole house buying game, I am so glad we will be closing soon.
