negotiating price down AFTER inspection
Did anyone negotiate the sale price of their house down after the inspection?
If so, what kind of things would warrant a price reduction? Our inspector find quite a few things that need repairing:
-deck is unstable -heating unit needs to be replaced -outllets in DR/Den/BR - 2 prong (not grounded
Also is it unreasonable for us to ask the seller to remove the unstable deck (and we'll replace it) and to remove their above ground pool?

I know some houses we looked at said things like "Pool as gift" or "Deck as gift". If that's the case, then you couldn't ask for that. I guess though if there is nothing like that, ask....it can't hurt.

We bought back in 2000, but we did lower the price after the inspection.... Our initial bid was pretty close to asking price, and some things in the inspection report we negotiated on to lower our price were:
* 2 roof layers, would need new roof eventually, not just another layer * original cesspools (40+years old) * original furnace * water heater exceeding useful life
I *think* we came down about $10K, but I don't remember I will say that we 1) have not had to replace the roof 2) cesspool still working and they are original 3) furnace worked until we replaced it because we put in CAC, not because it wasn't working and 4) we replaced our water heater with a tankless water heater when we re-did the lower level. Those immediate concerns on our inspection report were not so immediate

We had some similar issues - the deck, the heating system, and some electrical.
The cost of changing out your electrical to three prongs is not that much...my DH did that all in an hour.
The deck is an issue because if it is truly unstable, you may not get a passed C.O. from the town inspector. So that may be an issue and they may have to remove it or stabalize it.
The heating system - sure go for it.
We made a list of all the issues we found from the inspection, asked for a number and negotiated from there. We were able to come down a bit again.

We negotiated A LOT after our inspections.
Our house had high levels of radon so we had them do radon remediations which was $3,000.
The pipes in our basement were insulated with asbestos so we had them do the remediation on that $5,000
There were a bunch of outlets that were not grounded. They had the option of fixing it themselves or paying $50/outlet.
The basement bathroom did not have a window or a ventilation fan which put it out of code so they installed a ventilation fan that vented outside.
We got $3,000 back cash on closing because part of the stone wall wall in the bak of the house collapsed and there were a bunch of trees tha needed to be taken down.
So you can defenitely negotiate. At this point you are in contract so itws pretty hard for them to pull out at this point. Hard ball them and negotiate as much as you can
