New Roof & Siding vs. New Patio

We have money for one major home improvement project this spring. Which would you do?

One is luxury, one is practical. I would go for the practical no doubt.

Do you NEED a new roof and siding? Do you NEED a new patio? If the patio is rotting and splitting, it could be a safety issue, and that would take priority if the roof was OK. If the roof is leaking, then that has a very high priority. If everything is OK, and you just want to update stuff, I would lean toward the roof and siding. It will give the entire house an huge change in the look, and will give you 15-20 years before you need to worry about the roof again.

We have no patio or deck right now. The roof and siding are very old.

To me that is a major thing of the house and not a luxury so to speak as a patio would be.

roof & siding 100%.
a new roof & new siding will have a positive effect on your heating & cooling costs & help you save some money. If the windows are old you should replace them before getting a patio too, the money you'll save on energy will get you that patio faster.
Also the damage that can happen from a failing roof isn't worth the risk.
