ok, second home buying question
when should you look for a real estate lawyer? We're looking at homes, and may give an offer.... do we need the lawyer to look at the offer, or do we only have to find one after an offer was accepted?
(I should mention that we're retaining our own real estate agent, so we're not without personal representation... just currently no legal representation...)
(can you girls figure out that we're about to see a home in an area we REALLY REALLY want to live in... that we can actually AFFORD )

Once the sellers accept your offer you will need to do an inspection. I would contact a lawyer around that time (ours gave us a recommendation for an inspector). Then the lawyer can look over the contract for you too! HTH

good to know the lawyers have recommendations for inspectors...
I obviously want to avoid any realtor rec's for inspectors and lawyers, so they keep our best interests in mind, not the sellers / realtors.... I just didn't know if anyone should be involved in the offer process.....

We just used a really great engineer company, I can recommend if you'd like. They were very good and experienced! Also if you have an attonery picked out you can provide that information with the offer.

You should contact an attorney after the offer is accepted and the inspection is scheduled.
I wouldn't necessarily discount the recommendations from your REA, the inspector is an independant party and as long as the attorney is not representing the seller, he/she will have your interests in mind. It would be highly unethical, not to mention illegal for it to happen any other way. REA work with a lot of people and may be able to recommend someone very good.

We found that we needed a realtor to call our inspector to get our inspection scheduled (the guy recommended wouldn't call DH back - we bought a FSBO but, asked a family friend who is in real estate for recommendations and she actually had to make the call to the inspector for us!)

Our lawyer gave us our recommendation on who to use for our inspection.
We found our lawyer through our FIL who used him to deal with settlement of estates for DH's deceased grandmother's.
Our lawyer is centered out of Miller Place and is very nice and very thorough with everything in the contract. We sat down with him for 2-3 hours and went over every line on the contract and the inspection report.
He worked for us and argued for what we wanted and made calls into the Town for us when we didn't know the answer on code questions.

I suggested getting the lawyer's recommendation for an inspector because we have known our lawyer for a long time and we trusted him the most. He is DH's childhood friend's father. Just wanted to clarify.
Some realtors have great inspectors that they deal with.

I sugguest you get a good Real estate Lawyer, he will save you cash at closing..
