Ok so I'm gonna test the waters this year!

I got a hold of a builder. Homes here in San Antonio are on the rise. We never had any depreciation of values (ugh) but we've also never had any real slowing down of development either. So there's a lot of new homes and developments.
I'm interested in a small starter home for me, the hubby and kiddo. And a new builder here has some deals.
1600-1900 sqft 3bd/2b with a 2car garage, single story, new constructon...
Prices range from 120-180 but they are negotiating right now. So I'm looking to get a 160 home for about 120. I hope so anyway.
Credit requirements ..? 620 or above!  I hope I qualify. If not, well I'll put off until next year. I don't want to rock this boat too much but if this works out it would be great. The area is in an excellent school district and currently close enough for both of us to work.
Wish me luck. I get a call tomorrow to start this journey.
