ok so i've asked this before but i need a poll...
we are staying in this house long-term we've decided, but the upstairs isn't finished yet and we need to decide what to do. It's a wideline cape. We have one child (dd), and are not sure if we will have another. If we do, we will just have one more child and that's it.
Current layout: front door opens up into living room. There is a staircase when you walk in leading to the unfinished attic/2nd floor. Passed the LR is the Dining Room, followed by the kitchen. To the right of the LR there is a hallway leading to a full bath and two bedrooms. Also in that hallway is a staircase leading to a full finished basement with playroom, office, and 2nd full bath.
2nd floor option #1: Large master bedroom on the left side with living room/suite area with a couch/tv on the right. Will have a small bathroom w/ angled stall shower in the living room area as well. Pros: big bedroom for us with more space and away from the kid(s), we will have our own bathroom, the current master bed downstairs is large enough for 2 kids to share if needed, 2nd bedroom on 1st floor could become a guest room. Cons: Kids will be downstairs and we will be upstairs. Worried about a break-in, or kid(s) sneaking out of the house! lol, if we have another baby and it's NOT a girl, I don't want them sharing. Each will have a room on the 1st floor, but there will be no guest room for visitors (except maybe the basement).
2nd floor option #2: Large kid's bedroom with homework/suite area and half bath (no shower) for added space. Pros: Kid(s) will have their own space to do homework/hangout, kid(s) can be messy and it won't affect the downstairs area as much when company is over. Cons: If we have another baby and it's NOT a girl, I don't want them sharing. One would have the nicer and larger upstairs room and the other will have to be in the downstairs room.
Sorry it's long, but I just need a vote to see what everyone here thinks! We are doing this job next Spring, and we have a family friend doing the work for us. Because of the location the bathroom will need to be in, we need to do one of these layouts. There is no option for 2 small bedrooms and a bath upstairs, and we re also told it will be too closed off if we did that anyway.

Is there a way you could combine the two rooms already down stairs to make a really nice master and then do two smaller rooms upstairs?

I personally love the idea of keeping the kid stuff all in one place so I voted #2. I'd say if you're concerned about sharing you can put up a wall if you have a boy but I would not make decisions based on a child you may or may not have and who may or may not be a boy.

can't do it for two reasons: 1. bathroom upstairs has to go above the 1st floor bathroom, which is right in the spot where a 2nd bedroom would potentially be. 2. There is a bathroom in the hallway between the two bedrooms on the first floor.

If you have a typical cape layout you can do 2 bedrooms upstairs. I would do the bedrooms upstairs and a bath and put kids up and you stay down.
I have a cape and we have 2 beds upstairs and one down. We are down and ds is up.

Could you do two bedrooms upstairs with a jack and Jill bathroom using the layout you want and the master downstairs? I would honestly decide if you want more kids. What would happen if you ended up pregnant with twins? I would not make the changes until you figure out what you want to do family wise.

So she should decide whether or not she wants another child right this second so she can put a shower (or not) in her upstairs bathroom? Cause she might get pregnant with twins?
Come on!

I have a cape and we have 2 beds upstairs and one down. We are down and ds is up.
while it is a traditional cape, we cant do the two bedrooms with a bath in the middle because the kitchen was moved to the back of the house (they did an extension on the first floor out back) and they closed off the original kitchen plumbing that would allow us to put the bathroom were we want upstairs. Because of that, we have no option but to put the bathroom off to the far right side of the house directly above the 1st floor bathroom. It is basically in the spot where a 2nd bedroom would be. So if we did two bedrooms upstairs, one would be VERY VERY small because of the bathroom.

lol i think if i got pregnant again and it was twins, they would share one of the bedrooms for awhile, or forever lol. If that actually happened, we could still get away with two kids sharing one room, and one having their own room. If not, then we have a conversation about selling and moving to a bigger place.
With that said, I can't think of ALL of the what-ifs. What if I die tomorrow?

Kids already have a hangout space/playroom in the basement. I'd do option 1 but instead of a living room area I would make it a large master bedroom with a large master bath and walk in closet(s) Would also give you the best resale value if you do decide to sell later on.

Re: ok so i've asked this before but i need a poll...
Personally I would probably try to do 2 bedrooms upstairs and a small bath/half bath (if you can't fit both) upstairs.
In the house I bought they did a read extension upstairs which meant the room upstairs was bigger than the rooms down stairs but for one of the rooms downstairs the room was not much smaller. I knew we were going to have 2 kids so I didn't want to split them up and I also didn't think it was fair that one got a big room and one got a small so I gave my DD the upstairs room and then when I had DS he got the other room.

I would never do kids downstairs and parents upstairs.
