yeah, you just have to be sure you can secure a mortgage, which won't be much of a concern if you've been pre-approved. I can't think of many other reasons why a deal wouldn't go through. Did your sellers sign too?

deals actually fall through all the time, even after the contracts are signed... nothing is 100% final until you close...

I was told anything can happen until closing. We just signed our contract yesterday and they had told us that the one good thing with this house is that the lady is dying to get out of here so all should go well but nothing is final until you have the keys in your hand.

The house that we just bought was the 4th contract that we entered.
If any party changes the condiditons of the original agreement, then you might be released from the contract.
IE- the first contract we signed, but the the homeowner would not let us test the buried oil tank, so that fell through; the second one the floor joists were altered and not up to code, so we were released from that one; the third the homeowner tried to change the occupancy date from June 25th to September 1st, so that one fell thorough.
I also have the WORST real estate luck ever, but for the most part a contract is an indication of a commitment from both the buyer and the seller.
