One Step Closer to the House

Well my lawyer just called the sellers lawyer to find out if the inspector came on Monday or not, because of course we can't get an answer out of the sellers REA. It just goes in circles of "they are working on it". Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Chat Icon Sorry, but I'm just a bit annoyed at this point, because I basically had to tell my attorney to call the sellers attorney to find out this info.

Anyway, the inspector did show up on Monday, and as of right now they just said that some little things need to be fixed like a spring on a gate, batteries in the smoke detectors & an alarm on the pool. So this leads me to believe that I guess they will get the CO's for all the other things in the house, but I'm not that sure. We just don't trust these sellers at this point. Now of course the inspector has to come back again to make sure this gets done and then the CO's can be issued.

Has this happend to anyone else? Should I be worried or feel confident that the sellers attorney knows what they are talking about. Chat Icon I know I should be happy, but they have lied so much to us already (the homeowners that is).

Sometimes the Attornies lie - we have that happening now. I wish that I could help you but we too would have made a different choice if we only knew.

There was no CO for the deck that the property has and the fence is on the wrong property line.....

The whole process sucks in my opinion - so does selling , we just did that too.

Sorry to hear this is a hassle for you.

We found that we had to keep nagging our attorney to make sure he kept in touch with the seller's attorney. We also started calling the town once the inspection was done to make sure the paperwork would not be forgotten (the sellers called too according to some town clerk). You might want to try that, both so you can get an idea of how long processing the CO takes and just to push things along. Both attorneys said they were trying to push things along with the town, but we weren't so sure they were doing all that much.

It really is a hassle, and it's a shame there isn't much of a way to know about these problems before moving forward. We did ask if there were any open COs, and we were told no. In our case, the sellers said they did not know they needed one for the work they had done.

Ya, I figure I will do the same thing. Nag attorney when I have too. We are going to give it about a week before we start to call the Town. The owners have a couple of little things to do first and then the inspector has to come back to see if they did them or not. Then the CO's can be issued. We have some time with our Mortgage (July 22nd), so I would hope that they could get the CO's issued before then. Keep our fingers crossed on that one.

Well these homeowners told us that they had all their CO's already, when we told them we were interested in the house. Why must people lie?!?! Chat Icon Then all of a sudden there were no CO's. They even had to reapply for the permits again. I don't know why, but that has been the hold up for them getting the CO's in the first place. We don't even know what the house looks like right now. We don't know if they changed anything inside to get these permits and the CO's. It's very fustrating and stressful. Chat Icon Chat Icon Chat Icon

We don't feel like we're really living in our co-op, but we don't live in our house either (though thank God we have the co-op still)! And it's also hard to make plans for the summer when you have no idea when you'll move.

I don't know why people lie about COs. Ours may really not have known, though it's hard to say. They did jump on it quickly when it came up in the title report.

Sending speedy town clerk vibes your way for a fast processing period! Would you believe our town took so long to process the paperwork that the owners have to get the inspection done again since the time period for this expired?!? They'd better process it quickly after this, that's all I can say.

We are trying not to even think about summer plans at this point. We make plans and if we have to cancel then we will. What a pain. Chat Icon

I think the sellers knew damn well they didn't have the CO's, but they just wanted to sell the property and move out of state.

im going through the same issue.... and i forgot that inspections expire as well... i need to look at that right now. i thought the house was ours after signing contracts, now im not so sure??

Well, the house is yours more or less, but the problem is that most banks will not close on a house with open COs. I suppose if you could pay cash for your house, you could go ahead with the purchase, though I'm not so sure about that either.

Not an option for us anyway, as it is not for most people!
