open house
we are going to our first open house this weekend...what kind of questions should we ask? can we just walk around or will someone be following us?

even though they may not tell you the whole truth, i enjoy asking why the house is up for sale, how long it's been on the market (not in their office but for sale, period), last time things like the roof, wiring & plumbing have been updated if it's an older home, and how flexible the owners are with the price ;)
with every open house, you learn more about what's important for you to ask. you learn something new about yourselves & house shopping. good luck!

Do you plan on using your own realtor?
If so, you need to make that known as soon as you walk in the door. And if you sign something, make sure you clearly indicate somewhere on the form that you are working with your own agent.

These are some of the questions DH and I asked (in no particular order):
How old is the house? Roof? Boiler? Oil tank? Windows? Electrical system? Appliances? Is there a hot water heater? Where are all these things located?
Does the house have inground sprinklers? How large is the property?
Cesspool or sewer? (Suffolk County only)
Look at the kitchen counters and cabinets, bathrooms, floors. Are they in good shape or do they need to be replaced?
Try to get past the decorating. Look at the walls and ceilings. Are the walls in good shape? Any water damage/stains/cracks?
If the house has been extended/expanded in any way, do the current owners have CO's?
Bring a notepad!! After the first few houses, they all start to look alike. (I tend to forget thing sunless I wrote them down, so for me, a legal pad was a lifesaver).
