Opinions on minor repairs when selling home.

I am currently under contract on my home, closing this week.

Once we took all the curtains and wall decor, I noticed a pretty good amount of anchors in the wall where things like shelving units, mirrors and curtain rods once were.

I am nervous this is going to tick off the new buyers at the walk through but DH thinks its ridiculous to Spackle and buy touch up paint when they will most likely paint over it all. Its not like we were renters and required to touch it up. I kind of agree with him.

Your thoughts?

Before you take things like the blinds, check with your attorney. Some of those items may have to stay with the house.

Agree with the above. Unless it's specifically stated in your contract, you may be required to leave window coverings.

But as for your question, no, I wouldn't cover holes in the wall. Most new owners repaint the entire house anyway, so that'll be repaired then.

Thanks. I understand what I am required to leave, which are the blinds. I just wasn't sure about the anchor holes from the decor and curtain rods.

Curtain rods are required to stay, just as doorknobs, towel rods in bathroom, blinds, etc. Wall decor is not required to stay. Anything actually anchored in to the wall is required to stay.

you have to leave the curtain rods, so I don't think you really understood my comment. If the mirror was in the bathroom, you have to leave that too.

I'm pretty sure each contract is different. Mine specifically has "Blinds" checked to be included and "Curtains" and "Hardware" not checked. This was not my question but thanks.

No, you don't need to fill the holes. You can, but it's not required.

Most contracts allow for standard wear and tear. So if you have a few small nail holes, I'd just leave it be. That is to be expected. Sometimes buyers will comment on this but most experienced agents will let them know that this is the norm unless you are buying a new construction.

If you had something heavy hanging that created major damage to the wall, that's a different story.

I usually tell my seller clients that if they had things hanging on nails and brackets, just leave those things on the wall as they are affixed to the house and technically should stay with it (plus, then you are not leaving holes in the wall).

I wouldn't worry about holes where pictures/decor/rods were hung!
