Planning for closing and taking over the house,....LIPA/CABLE/UTILITES/WALK THROUGH

Any help hints or thoughts that I need to know before closing? What do I do about utilities? When do I call and tell them? What about the final walk-through?

The final walk through was scheduled through our REA. We did ours right before our closing.

As for transferring over the electric/heat/water, we did that right after we closed.

ETA: To transfer, we called up whoever provided the service (ie LIPA, etc)

Walk thru was scheduled by REA, but we made sure it was a time that worked for everyone.

We called the utilities when we got our closing date (a week in advance) and told them the closing date. They did their meter readings that morning so that we were guaranteed accuracy etc. It was great, everything transferred without a hitch and all of the meters were read on time.

Call: LIPA, the water company for the town, telephone/internet service, National Grid.....

we had to call a few days before closing. cable calls to double check that you closed, you just have to call each company and switch the stuff to your own account, they come and it's over pretty fast..I was super worried about this before we closed. All it took was a heads up and stuff was in our name

ALSO
you will never get SOOOO many advertisements and welcome packs from any and all oil, heat, security company..a lot of them offer good deals which helps.

We called a day or two before we closed, I was nervous about this too but then my DH pointed out that we are not the first and only people to move and they do this all the time....things changed w/o a hitch.

Walk through was scheduled by the real estate, we did it in the morning before the closing.

And the coupon thing is soooooo true...

The previous owner of our house called the water district just after the closing for a final reading. DH found this out when he went to arrange for our service. Turns out, there was a missng backflow valve. The water district is holding THEM responsible for it and will not change the name of the bill until it is resolved. We will get an estimate for repair and it is coming out of escrow being held as they vacate and we take possession on Monday.

LIPA has been handled.

There is oil left in the tank and we are comparison shopping. We will have service one or two days after we take possession.

We arent moving in for a week or two after we take possession because we have to paint and carpet - I can't breathe that stuff in and neither can Abby. Cable will be done before we move furniture in so lines can be run in rooms where they don't currently exist.

We had called Lipa the day before closign and found out that the previous owners had a huge balance over $1,000 so we had to have a seperate check drawn up at closing to pay so we could switch service to our name. Glad we had found out before closing.

LIPA takes 3 days to transfer names/accounts. So if you're taking possession on a Thursday, make sure to call them on Monday at the latest!

Our water company left a note on our front door telling us that we had 7 days to call them and give them our names and info.

Cablevision will do it for you right away, but you'll probably have to go to the "store' to get boxes. If you're switching from Cablevision to FiOS like we did, it takes about a week to get an appointment.

As is when you went to contract. what if their is mold now, or the roof leaked, don't you want this fixed. You based your price on what the house was worth at contract.

The seller has to call the Oil company and have the tank dipped to check the amount of gallons left. This gets certified by the oil company in writing.

I just called them today and they said they will be there tomorrow between 8 and 4 to take the final meter reading and switch the account from the old customers name to my name...
