I was shocked by the list- it seems like a lot of $$$$ towns have cheaper taxes then towns that are considered less $$$$

one reason wealthy areas have lower taxes is that the school distrcits do not have to provide for programs such as ESL because there are very few studetnts that fit in that catergory - or they do not have to pay for student lunches
and other programs

I'm not sure if my town is consdered $$$$ but I think that our taxes are lower because we also have a lot of stores and businesses that help foot the tax bill.

Also, the chart is based on taxes per $100k of home value - so while my taxes are low % wise, it's still a pretty big number.....

Also - if you look at the list a lot of the towns at the way bottom are where people have their summer homes. Therefore there are a lot more people contributing to the school system without as many families needing to use it.

that is because it's sorted by "taxes per $100k of home value". Resort it by Median tax and you will see that most of the wealthy areas have the highest median tax.

It's kind of like economies of scale for property taxes. the more your home is worth doesnt necessarily mean you taxes go up by the same %.

I don't think that's it....



The wealthy areas dont have lower total taxes. they have lower taxes as a % of the value of the house. Which makes sense in an area where the houses are more expensive.

Suffolk Amagansett 1,462,500 3,854 264

Suffolk Sagaponack 3,188,000 5,205 163 those #s seema little odd to me. But thats been an issue for years with the island.

Suffolk Wyandanch 245,000 4,387 1,791

Southhampton, Amagansett and Sagaponack have very small year round populations and very many vacation home owners. The amount of kids in need of public education in those areas are tiny. Think about it - most of your taxes go to the schools - if the need for schools is low, so are the taxes.
