Question about a selling point, what would you do?
We are looking at a house that is listed as 5 bedrooms but only has 4. The sellers will build the 5th bedroom should they get a reasonable asking price. We would prefer to have someone else come in and build the 5th bedroom the way we want it.
So my question is, how much lower would you offer from their original asking price?
I think $45,000 since the house is overpriced to begin with and has been on the mkt for 4mths. My DH thinks $21,00

I would go by comparable homes (4 bed) in the area.
do they have all the permits in place?

Isn't it? I've never heard of this before.
I think it's b/c most of the homes in the neighborhood have 5 bedrooms. We love the house, but can't justify the asking price when there isn't 5 bedrooms!

I agree!!! Why the heck would they go through all of the trouble. What if something goes wrong - do you wait around. I would do what someone else said - see what is comparable in the area and do it yourself. I just for see a weird situation and a potential problem. They could do it for cheap and then you are stuck with a lot of problems and yet they profit. In the end you could wind up paying more...

I would also find out how much 4BR homes in the area sold for and offer in that price range.
