Question for those who gutted/redid their bathrooms
The bathroom in the co-op we're buying is atrocious - bright yellow tiled walls and tub, hot pink paint above it and black tiled floors. Also, it's one of those old fashioned shower heads that comes out from the middle of the wall instead of the end (anyone who's lived in an apartment in the 5 boroughs probably knows what I'm talking about). And, it has four faucets in the wall - sooooooo old. So, we need to completely gut the bathroom and start from scratch. Does anyone:
a) have any information on the approximate cost we can expect? I know that it'll depend on the tiles we pick and the toilet, tub, etc. But just a round about estimate would be great - we really have no idea and I don't want to start talking to contractors with no info. Oh, it's a very small bathroom too - I think it measured at 5 3/4' X 8 1/2'.
b) have any recommendations on reasonable, but good contractors that would have liability insurance (necessary to do contract work in a co-op)?

ETA: a pic. This doesn't really show how bad it is, but it'll give an idea of the size. Sink is to the right, out of the picture.

WOW thats a scary bathroom. Why would anyone paint a Pink wall over Yellow....
I think to redo that bathroom, and not do the work yourself it will cost between $6000 and $8000.
Is there any room to enlarge the bathroom, or are you going to work with the space you have? Scott

Thanks so much Scott. We were thinking between $6K and $8K. We originally wanted to do most of it ourselves but the co-op has requirements about work like that so most of it will have to be contracted out. It's pretty bad, right . Good thing we have "vision"
We're going to keep it the way it is. Expanding it would require board approval and a C.O., plus an increase in our maintenance fees (taxes). Plus, we only plan on staying about 5-7 years so we need it liveable and sellable but not necessarily our dream bathroom.
ETA: The hot pink choice is presumably because she had paint left over from the Master Bedroom

Just a thought....
Things can be changed - Trust me - A change in the bathroom will add value to the home and many years of happiness... TRUST me....

Yeah, that's why we're buying it. We're excited to live there but it's more for investment. The exact same apt in the complex in move-in condition (nice, but not top of the line or anything) was appraised 2 weeks ago for $123,000 more than we're paying for this apartment. It's worth a little blood, sweat and tears (all of which look like they'll be necessary here ) in our opinion.

And I thought my bathroom was bad with the pink and black tile and the crazy pastel wallpaper! That yellow...and the pink wow. I'm speechless.
Anyway, as for your question, we gutted most of our bathroom, replaced all the walls, the tile, the sink, lighting...everything except the tub and toilet which probably saved us about $800. The whole job cost between 5 and 6k...we hired our contractor to do other work in our apt. which is why I'm unsure of the exact amount. I can give you my contractor's contact info if you're interested.

That would be great, if you don't mind! That sounds like a great price! Obviously, looking at this bathroom everything has to go so I'll figure on the high end + $800

I am looking into getting quotes to renovate one of the bathrooms in my house. I am glad I don't have the co-op to deal with anymore in regards to this.
Doing alterations like this in a co-op (though not impossible)... is a PITA.

You were in Windsor Park, right? I've heard that about their board. Hopefully ours won't be too annoying. Hell, all I should really have to do is show them a pic. If they were normal they'd gladly let us do whatever we want . It's a very small complex (66-units) so hopefully it'll be an easier approval. We'll get that and the kitchen (also needs to be gutted) done at once and hopefully with the same contractor so we don't have to go thru the process twice.

FYI, My friend bought a co-op in the Bronx(riverdale) from a handicapped man who had lived there for 30 years. This place was an art-deco nightmare. Her husband did a lot of the work himsself and totally redid the whole thing. They cought the pace fro 165,000 and sold it for 410,000 CASH!! So it IS worth it whatever you do. Good luck!

I redid my bathroom in a coop. It might be a smidge bigger but it cost 10K, I think we overpaid a little but finding a contractor that is willing to deal with the co-ops regs is a PITA.
But compared to my bathroom yours is gorgeous. Mine had pink tiles with a black tile border. Tinted shower doors, a pink floor and the walls were pink and black paisleys and when we took that down it was pink and silver and black. Very Very attractive, I wish I had pics, cause this just does not give it justice.

I had the bathroom in my old co-op gutted completely down to the stud. It looked a lot worse than yours, but was about the same size. I didn't get a licensed or insured contractor, so I got the labor very cheap. I ended up buying all the fixtures in Home Depot, he picked them up and did all the work except painting, which I did. It ended up costing me less than $5k. If you get a licensed contractor, it may cost a bit more, but not a lot. If you're not planning on staying in it long-term and want to cut corners, the best thing to do is not go crazy on the tile - that's the most expensive part. I only tiled the shower section and painted the rest of the walls.
ETA: My co-op was a fantastic investment. I bought it for $72K and sold it 2.5 years later for $140K. I redid everything, but still feel I made a great profit. Best thing I ever did. Congrats!

We redid ours about 6 months ago. We completely gutted it, got new everything and tiled floor to ceiling. It cost between $10-12,000, I don't remember exactly.

We were going to redo the bathroom via a contractor a couple years ago and we were quoted $10k but the bathroom is a little bigger. So I definitely think the $6k - $8k sounds reasonable.
We are redoing our bathroom right now but nothing major since we don't plan to stay much longer. We're having the horrible pink tile refinished to a white color and then taking down the wall o'mirrors and painting. Hopefully it'll drastically change the pink nightmare that is my bathroom.
