question on house value...

I currently have 2 small bathrooms on the main floor of my house...one is in the master bedroom..but it's only like 8' x 4'.

My question is...what's worth more...2 small bathrooms or one big one with maybe a separate tub and shower and double sinks?

Any info would be appreciated!!!

ETS: You all are saying 2 baths are more important....but I currently have 3..including the full bath in the basement. Does that change anyone's opinion??? So keep the two baths on the main floor in the house..even though the master bath is SO tiny..just want to clarify...planning on doing baths soon...

i would also say two bathrooms. even with just DH and i, having only one bathroom gets to be a pain sometimes... i think having two bathrooms is almost a necessity nowadays with two people working and trying to get ready and out of the house at the same time.

2 baths no doubt. Also goes for bedrooms. I would not combiine two bedrooms into one..the house value could go down for both. Having said that, there is not way we could survive w/o 2 baths.

I still think the 2 on the main floor is more important. I could careless about a big bathroom. I am in there for 2 sec to take a shower or go to the bathroom and that is it.

Now that I have a child the more bathrooms the better.

If one of the main floor baths is a master and one is for everyone else I would definitely keep it that way.

Buyers today look for a master suite no matter how small the bath. Can you expand the master bath or main bath by taking room from a closet or moving a wall (preferably one that does not have plumbing because that's $$$)?

I'd keep both and try to expand one.

The basement bathroom is really only convenient if you are in the basement.

We're looking at high ranches now, and the basement bathroom is really out of the way unless you are hanging out down there. The 2 on the main floor would definitely be worth more to me.

More is better with bathrooms. People look for homes with as many bathrooms as possible.

Keep the master bath. Even if it's small it's a great selling feature to have a master suite w/ a bathroom.
