Question regarding new construction & inspection
Our townhouse was new construction so we did not have someone inspect it prior to closing. We basically had a walk thru with the builder explaining how things worked etc. When we were selling the buyers inspection turned up something (water heater related) that was not done properly. It cost us $700 to fix since our 2 year warranty was up.
We are now getting ready to close on a new construction house in 2 weeks and we are wondering if we should hire someone to inspect the house prior to closing. I realize that the town inspects every aspect of the build, should that be enough. Has anyone hired a third party ro come in? TIA.

I, personally, would ALWAYS have an engineer inspect the house, new construction or not.

i had a home inspector for our walk through of our new constuciton condo - they helped add to the punch lst on little things that were wrong- and big things like heat - they are another set f eyes and that is always helpful

I hired an inspector for my new construction home even though my builder had the city inspector and their own inspector. He did phase inspections (pre-pour foundation, after electrical was done, but before sheetrock went up, and then when the house was completed).
I would definitely hire someone to check it out. It's easier to rectify whatever issues the house has now, rather than after the house is in your possession.

I would definitely get an inspection, even if it is new construction. If the contractor was trying to meet a firm deadline, some of the punchlist items (final things to be completed before the job is closed out) might have been overlooked or just skipped.

More often than not new homes have just as many problems as old homes. Sometimes it takes a while to work the "Bugs" out.
