Questions about Massapequa Park
We were looking at houses this past weekend and are interested in Massapequa Park. We have a few questions....
What is the main difference between Massapequa and Massapequa Park? It seems like in the range we are looking, houses are less expensive in MP, even though they are in the Massapequa school district.
Are there any strict restrictions in the Village? I am thinking of other villages, where you can't park on the streets at night and strict requirements about fences, pools, etc.
Is the parking in the railroad station limited to village residents? How is the availability during commute times?
Any other info is welcome

I have friends who live in the park - i dont think there is much of a difference - there are no parking regulations or anything - and there is an expensive part of MP too!

MP is an inc. village so if you want to park in the train station parking lot then you need to be a resident but if you live their then it isnt a problem. Their are no restrictions with parking on the streets at night. You do pay a higher real estate tax because their is also village tax. When it comes to fences and sheds if it isnt their and you install one then you need a permit. I grew up in MP but went to Farmingdale schools and not Massapequa schools.

I live in Massapequa Park, but we are not part of the village. I LOVE where we live! It is so nice and the neighbors are so friendly, plus everything is soooo close by. If you have any questions FM me.

I live in MP. They can be sticklers about certain things that you could more easily do in Massapequa, when it comes to permits, variances, etc. you have to go through the Village, not the Town of Oyster Bay. I like where I live, dont get me wrong, but I don't personally see the advantage of living in the "Incorporated village of Massapequa Park". Here's a site that might be helpful with what's allowed and what isn't. BTW, some they enforce, some they dont.

Great area. IMO the only downside is the extra taxes. Getting parking at the LIRR is no small feat though and you do need a permit.

GREAT AREA! The village is strict with some of the parking but I think that only pertains to the "shopping" areas directly. Strict is good b/c it keeps for a clean town.

While house hunting we were told by many that the taxes aren't higher than Mass, it's just broken down differently so it looks higher since there's an inc. tax as well - but the main SD and town taxes are lower to even it out. That's what we were told at least.
MP is a very cute town....lots of shops and has a "main st". I have heard about the village being a PITA on certain rules like not being able to put out "for sale" signs on your lawn, but overall not really a big deal I guess.

I agree- I'd rather live in a town with more rules on maintaining homes, zoning laws, street parking overnight, etc than a town that doesn't care about them. While it may be a PITA at times, it improves the overall look and feel of the town.

I live in massapequa. We submitted for variances to do a very large extension and dormer. Our hearing date is feb 8th. I am very nervous, i really hope it gets approved. We are going throuhg the town of oyster bay wich i heard was very lenient. We will see, i will keep you updated.

This is kind of what I am noticing. The SD and town taxes seem lower, and when you add the village tax, it seems about the same as Massapequa.
Thanks everyone for the input. I was a little worried about street parking, since the driveway is short and I think we will need to park on the street.

I grew up in Massapequa Park. I am not sure about taxes but I think there are more rules to folow in the park. YOu also have to pay a village tax. I love the park though. It is a great place to live!

I grew up in Massapequa Park...its an incorporated village so the taxes are a bit lower than in Massapequa...parking at the railroad station is strictly for village residents and the waiting list is LONG. Its a great place to live and grow up.
