? re: 55 and over communities
Isn't that age discrimination? How can they do that. Can someone 55 and over legally buy a property and have someone under 55 living there?

All I know about them is this... the larger the size of "the 55 and over" community the more likely the school district will have a larger percentage of "no's" towards their school budget vote.
For that reason alone, I didn't want to live or work (school teacher) in a town that had one.

In Arizona where my parents live in a large 55+ community the requirements are that one of the owners/residents be at least 55 and you cannot have anyone under 19 years of age living there. 55+ communities here are relatively small but in AZ they consists of several hundred if not a few thousand houses.

i believe most of them will accept a certain % of under 55 bc it is age discrimination.

Senior Housing - what you should know...
As a housing provider: The Fair Housing Act (FHAct) protects all citizens from discrimination on the basis of race, color, national origin, religion, sex, handicap or familial status (families with children under the age of 18 living with parents or legal custodians; pregnant women and people securing custody of children under 18).
Senior Housing Exemption
Although the FHAct was amended in 1988 to prohibit discrimination on the basis of disability and familial status, Congress intended to preserve housing specifically designed to meet the needs of older persons. Such housing that meets the FHAct definition of "housing for older persons" is exempt from the law's familial status requirements, provided that: • HUD has determined that the dwelling is specifically designed for and occupied by elderly persons under a Federal, State or local government program or • It is occupied solely by persons who are 62 or older or • It houses at least one person who is 55 or older in at least 80 percent of the occupied units, and adheres to a policy that demonstrates intent to house persons who are 55 or older. Therefore, housing that satisfies the legal definition of senior housing or housing for older persons described above, can legally exclude families with children.

it seems like the are allowed up to 20% underage as a means for the builder to sell off the property if they cant get all senior buyers

My friend just bought a townhouse where a % is 55+.. She is 31. so they dont stop you from buying.. She is actually becoming friendly will all the older people in her development. I told her to run for president of the board!!

My parents live in a 55 and older community in FLorida, I know that a certain % is sold to younger people

My parents used to rent at a 55+ community and they did not allow anyone under to rent. And only people over 18 could live in a place with someone over 55.

A friend of my moms is trying to sell his moms co-op in florida. It is in a senior development. The buyer they had wanted to buy it in June and then move in after they turned 55 in September. The co-op board refused to accept them because they werent 55 at the time.
