Real Estate Agent Q

If an agent shows you a house then in 2 months the house goes off the market and is for sale by owner, and you buy it, do you have to pay commision to that real estate?? Thanks

I'm not sure if there are any rules, but I would think not. I'm not sure I would share this with the RE, but I would think you just lucked out that the owner decided to list it while you were still house-hunting.

Is this your Buyer's agentChat Icon If so, read your contract to see if you are required to pay your Buyer's agent a commission on homes they showed you during the term of your agreement even if you buy directly from the Seller.

If it's the Seller's agent then you do not have to worry about their contract with the Seller's agent. If they want to sell to you and they are willing to risk that their agent will find out then that's on them.

My listing contracts all include a clause whereby I earn the commission even if the listing agreement expired if I brought the buyer to the property during the term of the listing agreement and if the contract to purchase is signed up to 90 days after the listing agreement expires so long as there is no exclusive right to sell contract with a new agent in place.

thanks for the info, not my buying agent, just someone from the real estate company I called to look at the house.
