realitors need some advice please

We had our offer accepted on a house last week inspection was schd for tonight. This afternoon the sellers realtor called and asked if we could reschd the inspection to either weds or Thursday *said the homeowner wants to be home for it. We schd it on Thursday of last week so they've known about it for awhile now.. Anyways we reschd it for weds.. I just now went on line and noticed the the realtor has updated all the pics of the home.. They are much nicer now.... Now I feel like they reschd on purpose in hopes to get more offers... Am I being crazy or do you think im right?
I don't want to shell out all that money on weds for a inspection if the owner is going to turn around and accept another offer.... what do I do??
Oh and my realtor isnt answering her phone to talk me off the edge lol

Wow, I'm not a realtor but wanted to let you know that if I were in your position, I would be upset as well. I would think the same thing as you did with the new pics and the pushing back of the inspection -- trying to get a higher offer. I hope everything works out.

We had a similar thing happen.

We paid the $400 or whatever it was for the inspection then the seller decided to pull the house off the market.

We were so angry but in retrospect, it worked out for the best.

We found a better house in a nicer area that was move in ready and cheaper!

I'd keep on the REA, but these things can happen in general. I also think it's probably worse now because the market has gotten so much more competitive in certain areas.

They can continue to show until a signed contract. As a seller I would be doing the same. You can easily back out if you don't like something regarding the inspection, so me as a seller I will continue to show until contracts are signed.

Unfortunately it is all part of the process. From home inspection you want to move fast to get contracts signed. Good luck!

As everyone else said, they quite possibly are still showing the house and can accept another offer until you go to contract. It's in your best interest to go to contract as quickly as possible after the inspection. Anything can happen until then, but it's all kind of part of the "game" with any house you will purchase.

we had an accepted offer and went ahead and paid for and had the inspection. while the attorneys were working on contracts the seller accepted a higher offer.

they did reimburse us for the cost of our inspection though which was nice because they did not have to.

We went through this too- we offered close to asking and the sellers accepted and we did the inspection- afterward they still threw an open house! I guess they figured they could see if they could get a higher asking price. Had they accepted another offer then I would have really pushed for the house inspection reimbursement.

We actually had an inspection done on a house that we had come to an accepted offer on, and the inspection did NOT go well. We decided to pull out because the work that would need to be done was rather extensive, especially since they had given the house a face-lift without fixing the essentials (electric, plumbing, etc). They refused to budge on the price, so we left it. It happens so I don't blame them for keeping the house open and trying to get more offers.

Nothing is signed yet, so Im sure they are still showing and taking offers. Its completely normal. My previous owners had people looking WHILE we were doing the inspection.

thanks guys! I know that they can/will still show the house and that they can accept another offer we had that happen once to us already my only concern is I don't want to shell out almost $500 on a inspection if they are going to bail on us.. Fingers crossed that dosnt happen but if it dose then I guess we will just try real hard to get reimbursed for the inspection.. worth a try if it happens right. lol

We have the inspection today but the owner wants to sign contracts by this weekend... is it even possiable for the attorney to get the contract in order that fast, given nothing needs to be fixed or negotiated after the inspecting?

Even if your inspection brings something up that needs to be fixed, your attorney should just write that into the contract. Waiting to sign the contract for something to be fixed is counter-intuitive since the owner can accept another offer in the process.

It may be tough to sign contracts in 2 days, though, if anything needs to be added or addressed in the contract. Usually there's a bit of back and forth on contracts by the attorneys, and then both parties need to sign, so there's a day to overnight the contracts once the first party signs. It could definitely happen in a few days, but I think having it fully executed "by the weekend" may be tough.
