Roof inspection with engineer's report?
I just called a company named Amerispec to do an inspection on a house we are considering buying. They only do a visual inspection on the roof and recommend a licensed roof contractor if we want anything more thorough. is this normal? I don't think the guy gets up on the roof - I think he just looks at it from the ground.

we had an engineer come - no separate roof inspector. we could tell when we made the offer on the house that the roof had to go - it ended up raining the day we had the inspection and the roof was leaking in the garage - which the sellers are fixing. Our engineer looked at the roof with binoculars.
eta: and I wouldnt do an inspection until you have an accepted offer.
eta again - I was inside (since it was raining) and I asked FH and he said the inspector went on the roof.

We have used HouseMaster twice and they go up on the roof. I would definitely want someone to check out the roof.

They should go on the roof and do a visual. They need to walk on it to determine if there are soft spots from water damage. Mine did. Also my mother-in-law had an inspection done a few months ago and they got on the roof as well.

i would find someone else
OUR engineer got on the roof and inspected it first hand
IMO that is what they are paid to do...
if they don't ...hire someone else

my guy went up on the roof. in fact, i originally wanted to do the inspection at night and this was the exact reason why he said to do it during the day.

definately get an inspector that will go on the roof. Ours did not, although he did advise us to have a roofer look at the roof (which we didn't do) and after only a year in the house we just had to spend 17K on a new roof (among other things) We are kicking ourselves now.

He is very thorough and he doesnt get annoyed when you tag along with him and he is good at explaning things.

They were recommend by someone on this forum. I was present when they did my mother-in-law's inspection. Bob is a great guy.

Some inspectors will not get on the roof, although it is a good idea. In my case, he did not get on the roof b/c we had a snowstorm that week and it was a sheet of ice. But the people we bought the house from only lived there for a yr. and he happened to be the same guy who inpsected the house when they bought it and at that time he inspected it and it was fine. Our roof is fairly new.

def shouldn't be rule of thumb
and you are lucky that it was the same guy...because ice or not..if i hire someone to do a job ..then he better do it...I don't care if he has to come back a few days later..
If you are hiring an inspector ...the person should GET ON THAT ROOF and INSPECT...period
