?'s about Massapequa, south of Merrick
Can anyone tell me about these areas? Prices, flooding, insurance, etc. Any other advice would be great.

aThey are all nice areas-- Old Harbour Green is the nicest and priciest. They are all expensive though. The cheapest decent house will probably be at least 500k and prices can go up to 5,000,000

I have a friend who lived in Old Harbor Green about 10 blocks from Merrick Road and her parents recently sold their house because insurance company wouldn't insure them anymore without almost tripleing their rates due to flood insurance. Mind you they aren't that close to the water. Their house sold for $750k and their house was a 3/4 bedroom ranch on a nice sized property. A builder bought it and is knocking it down which seems to be the trend down there. Beautiful neighborhood though.

All those areas are nice. I think after Katrina the insurance (or new policies) is just insane anywhere south of Merrick Rd.
My favorite is Harbor Green. I wouldn't think you'd actually have any flooding issues unless you were right ON the water.
I believe the entire town is sewer, even right on the water.

I live in Old Harbour Green...grew up in Bar Harbour, I absolutely LOVE where I live,I think both are compatible-one isnt "nicer" or "more expensive" than the other-theyre just a bit different-old harbour is "quainter" and older with a ton of charachter-I love all the old trees and the style of the homes and the wooden street signs, both are near the water w/a private beach club, we have sewers...no problenms w/floods ever, and we live directly on the bay.

I think anywhere south of Merrick Rd in those areas are in the FEMA flood plain, that's probably why the insurance is high or hard to get.
