Seller's RE agent--vent
So yesterday we saw a really nice house, and put in an offer, totally low balled. He tried to tell us that the sellers have already rejected an offer 10k higher than ours, but we stood firm in our lower offer. What if he is making it up??
they came back 4k less than asking, ridiculous.
so I called again to put in another offer, and the sellers agent got so nasty and snippy with me, asking me if this is as high as we are going to go, as he is dealing with several people on this house. Its almost as if he has no time for the back and forth and he wanted our highest offer. Is he crazy? why would i give you my higest offer if I could possibly get the house cheaper?
I told him he sounded very frustrated I dont think he liked that.
But, this is the name of the game, is it not?? How could he get frustrated for negotiating?
Am I crazy?? We dont have an agent so we are dealing directly with him, unfortunately.

I'm learning R/E agents are in it for the money and glory, so you're doing it right. Just push, as he is legally required to tell the owner every offer!

you are completely in the right. This is the agents selling technique to get you to put in a higher offer. They always say "Several People are interested in this property" Really, because its been on the market for months?? I always feel like telling them that.

You should say that back! Be tough! Stories like this make me so mad because i hate the RE game. So infuriating.

From being in the business - the one thing that I have learned is that there are MANY unethical and sneaky agents out there. I never know if I can trust what they say.
I'm shocked that the agent isn't trying to make this work with you - since you don't have another agent involved and he would be getting the complete commission.
Your next action depends on how badly you want the house. You can stick to your guns and chance it - in this market the ball is really in your court. There are lots of houses for sale now - and the sellers are learning that they have to work with the buyers.
You will also have to deal with this agent - to negotiate on your behalf in the future - when you bring in the inspector. Make sure you have someone that can fight for you as best as they can!!!

the higher the sales price, the more money they make. they are worse than used car salesman.
if they are only going $4K lower than asking, they are not willing to negotiate and I wouldnt waste the time.

We are not selling, can close quickly, preapproved, and have no agent. If we get the house, we get it.
We are not going much higher. We are sticking to our guns.

you are the perfect buyers! if they arent willing to budge, you will find someone else willing to negotiate - thats how we got our house (the house is already vacant and they loved that we had nothing to sell and wanted in ASAP)

good one! and GOOD for you! RE agents make me sick. do they think this is Monopoly money? THEY aren't the one's who will be paying the mortgage.
rule #1, you have to be able to walk away. there is always another house.
tell him ____ is your final offer and if he's got soooooooo many other other prospects, why is he talking to you in the 1st place

Im not sure. I usually dont search this particular town because it is $$, but I did a search, and this house was in our range.

You are doing the right thing. I may be in the minority here, but I want to tell you that we didn't get very far without our own broker. We tried. We bid on 2 houses before this, long story about each.
One of the key reasons that we are here is that our broker was friends with the seller's broker. They were even able to show the seller why we were better candidates than the other buyer they were considering. Other buyer stalled and made some crazy demands. The seller needed to know what headaches that buyer could have caused if the deal continued. We entered a bidding war, but 2 brokers were pulling for us. Also, it was key that our broker was from the immediate area.

No way do you give him your highest offer. You should ask him flat out if he's not interested in presenting it to the seller, should you contact them directly. It's his job to present all of the offers.
I told our real estate agent (not a buyer's agent, just someone who was showing us houses) that I didn't care if I lost the house...this was over $5K. My feeling was the lower the price, the lower the mortgage, the deed fees, filing fees, insurance, etc.
Drive that price down!!

oh screw him. When we were buying our house the sellers agent asked us to give our highest number up front bc the couple was elderly... give me a break, its not like we were ripping them off. Obviously we didnt do that.

Yeah, that's what I am talking about--we had a broker who was not considered a buyers' broker. And a broker is obligated to present the buyer with all offers and as a buyer, I'd remind them of that.

UPDATE: Today he told my husband that since the town has their own electric company, and our electric bills will be so low, we should come up another 10k on our offer!!!
This guy is crazy. I would love to talk to the owners and let them know what a creep he is!!!

AGents are so strange.... If 10k is not a big deal then why cant the seller accept

Good for you! I do that all the time in my job. In the nicest tone possible, I say, "You seems annoyed, is there a problem we should discuss before we go any further?"
When dealing with strong personalities, I find a lot of time the person who seems emotionally detached and sure of themselves is the one who "wins".
Easier said than done, I know. But you sound like you're on the right track. Good luck, keep us updated!
