Smithtown with Happauge Schools....

I believe that area is knows as Smithtown Pines.
Taxes tend to be MUCH lower than w/ Smithtown/ Smithtown schools

Great area. We rented there for a year. Hauppauge is a very good school district and the taxes are definitely less than Smithtown CSD.

Yes it is. My DH lived over in that section. It is a very nice area. There are lots of horse properties over there. My in-law's backyard backs right up to the precinct. The streets are pretty quiet as many use Old Willets as a cut through. Taxes are extremely low, I believe my in-laws pay no higher than $5,000 a year

We drove through there on Sunday looking at houses. It seemed really nice, but the Pines section was just a little too hilly for us (south shore Nassau people here). But the homes seemed well kept and all the trees around made it look really nice.

that is a beautiful section of Smithtown. I love it back there. Hauppauge schools are great. To me, it's a win/win situation...nice area with low taxes.

Hauppauge is a member of Tri-States consortium, which I really think is a great way of assessing the district curriculum, planning and students, but when I was talking to some teachers at a conference, they said the HS is going to 34 kids in a class and elementary 28? I personally don't like those levels.

I love it here! We have lived here for 6 years now. The low taxes and good district are definitely a win-win.
Here are some of the positive factors that made us decide to buy here after looking for a year and a half at over 150 houses:
1) You are REALLY close to the highways and big shopping centers, but would NEVER know it being in the neighborhood. It seems so far removed from everything but is only a few blocks to 347 and Northern State or Jericho Turnpike.
2) The schools are good. We looked in Commack, Smithtown and Hauppauge and all were rated pretty equally. I know that Commack is "Blue Ribbon" but I went through it and didn't think it was anything that spectacular.
3) The taxes are LOW. We ended up with a lot more house and a lot more property than we would have gotten in Commack or Smithtown with those school districts.
4) I didn't know it when we moved in, but I love the fact that our elementary is k-5. Commack is K-2, 3-5, 6-8 and then HS. I don't love that the Smithtown district is so big. Also, we live close to the elementary, but all the kids receive busses.
5) There is no really "rich" area in Hauppauge. In Commack you have the Dix Hills kids and in Smithtown you have Head of the Harbor. It's not so easy to keep up with the Joneses.
If you have any questions about anything in particular, definitely FM me! I know there are a few houses close to me for sale and there is one around the corner that has dropped in price a few times.

DH grew up in the Smithtown Pines area and went to Hauppauge HS. He says its a great area and he loved his HS.
