So happy, finally prices going down below 3k

ok ladies, most of you know my dilema.
-Not moving until March
-No COOPS!
-want 2-3 bedrooms
-pets allowed
-below 3k


Well, I've been really checking out Windgate Village in Holbrook. We love the 3 bedrooms because we wouldn't be in a rush to leave once we start a family. We'd be willing to keep the same commute to NYC we have now for our future childrens life (ie Sachem schools, parents close by, etc).

Well, I just saw this, so happy. It has been reduced 3x in the last 3 months. It started at 319K, then down 309K, now 299K!!

It is possible to offer 275K-280K now which we can afford!!! I'm so happy, now if I could only know 100% if the popcorn walls and ceilings have asbestos. Help, if any of you ladies know! Even with asbestos, my offer could go lower.

How far is the commute to NYC on the LIRR? We live in oceanside now so my DH has a gret commute...

its around an hour and 20 minutes give or take. We leave out of CI and its around an hour and 15 minutes.

If you really like the unit - I would make an offer of $270 and see if they bite. Maybe they will be willing to meet you halfway. Also, as for moving in March, if you make an offer now - figure that you would close some time in late Jan, early Feb. If you can swing the mortgage for that time, you would be able to do some light rennovations to make it more to your taste. I would go for it!

our wedding money is in a 12 Month CD which is our downpayment for any property, so we really can't look until January, get re-pre approved and then take it from there. I'm just happy that there is something decent now that we could afford. It gives me hope

Go for it -- the worst they'll do is say no. And if you ask me, the fact that they've dropped the price twice shows that they're motivated. My guess is that if you offer 270 and they want 299, they'll meet you in the middle. If that works for you, bring in your engineer -- he may find something that gives you greater negioating power.
