SPINOFF TO HOME INSPECTIONS
From your experience, Does the Inspector completely over exaggerate the price of things when you get an inspection back?

agreed. inspectors are inspectors and not specialists in replacing roofs, or drains, or cement, etc. take the info they give you and get prices before trying to negotiate.

my guy refused to put $ estimates on much of anything.... if prodded, he would only state the magnitude on a logarithmic scale.... 1k, 10k, or in our case 100k 
he advised strongly to obtain estimates from specialists........

Ours didn't give $$ quotes - he had specialists come in (termite co that was part of inspection price) and they were the ones that specified the cost.
