Re: tank-less water heaters???
We did have one. We had to get rid of it and return to traditional water heater. It ALWAYS had hot water which was great. BUT the pilot would go out all the time and we were stuck without hot water one time too many. They are hard to service because they are not common around here. No one has the parts.

this is what i'm afraid of. my inspector said he has yet to see one in a house he inspects.
it's not something i would do right away. need to save for it. but good info to know.
oh, one question: did you save money while you had it?

I think its a great idea - but I have herd that you cannot have two things running at all.
Interesting point about parts - i hope they become more popular when it's time for us to replace

Re: tank-less water heaters???
I'm saying Yay because we are getting one.... Our waster heater is nearing its useful life and we want something better. Since we are re-doing our lower level, including sectioning off our furnace and hot water heater, we want to go tankless and save a little room. Not sure of our time schedule, but I'll let you know when we do.

Honestly it is run on propane(LP) so I think we were basically spending the same as now. With my current water heater I can never run two hot water items at the same time so thats not much of a difference. It became too much of a pain for us. I think its fgreat if you can find one that will never break down but if it does be prepared for 4-5 days without hot water
