Taxes Vs. Home Price
Currently, we are looking for houses in two different counties. We can find houses within our price range in both. All the towns we are considering are good districts.
Here is the dilemmia DH and I are currently facing:
County #1: Lower House Values (you get more for your $), but more expensive taxes, 10-15 minute commute
County #2: Higher House Values, but lower taxes, 15-20 minute commute
In the long run, which county would be better to look in.

Honestly, I thiink that in the long run, you need to look at taxes. Your taxes will just continue to go up and so you'll be paying more and more each year. And, it looks like the NY STAR program is going to disappear so if you were counting on that discount, you have to be prepared for that too.

one of the biggest motivating factors for DH and i deciding to move to Suffolk County was because of the lower taxes but larger properties. plus in the area we are looking, the home values are lower but the houses are just as nice as in Nassau. we are willing to deal with the longer commute (30-45 minutes as opposed to 20-25) for the larger property and lower taxes.

the commute difference is very minimal so i would focus on what location/house you prefer. in re: to the taxes, they will only continue to increase. if the difference is great than maybe opt for the house with the lower taxes.

I am upstate.
County #1: Depending on the property $7000-$8000
County #2: Depending on property $3500-$4500.
At first we were looking more into county #1 (because I work in the SD), but I think now we are going to direct our looking towards county #2.

that is a decent difference in taxes and again, will only increase. being that you work in the district of county #1, i would opt for county #2. although it is nice to see students outside of school, i would much prefer the separation btwn work and personal life.

This is not so much an issue for me. I would say 95% of the staff live in the town.

this why we moved to Suffolk too.
Also, in the long run you can always make improvements on your house to increase it's "value" but taxes will only go up, up and up no matter where you go. start as low as possible.

House values are going to wax and wane, whereas taxes will always go up. County #2's taxes are way lower, so my vote would be to look there. My question would be why taxes are so much lower in county #2. What are their SD's like? I don't know if you're planning on having a family, but the SD will definitely affect your resale value.

I agree, when I was looking for houses it seemed Levittown houses were less expensive but their TAXES were insane, so we opted to buy a more expensive house with less taxes.

County #2 (Albany) has great schools, maybe even better than county #1 (Schenectady). We are only looking at places which have reputatble educational programs. Taxes are so much lower in Albany because of the government offices and businesses in the area. Schenectady has very few areas which generate a lot of business. If that makes sense.
