the joys of home ownership
So Saturday morning, i wake up hearing a big boom. I don't think anything of it. I get up an hour later, go downstairs and open up my front door. As i'm opening it up, 20 feet of gutter comes tumbling down, so its now dangling from my porch roof, being kept on by anothe 10 feet of gutter. i go out to analyze the situation and find a large limb of the neigbors tree blocking my walkway and too big for me to move.
So i go back inside and downstairs to find puddles of water all over my basement coming from my chimney!!! This is the 3rd time this has happened since my wonderful chimney people replaced my chimney cap!!!
of course, DH is away for 2 weeks and I have no idea what to do.

Re: the joys of home ownership
I'm sorry!
I only have more questions, not answers though. Should you talk to your neighbors since it's their tree? I know my sister had a limb come down on the street and the town or county (Farmingdale) came and cleaned it up for her.
Who did the chimney cap? Can you call them, and tell them to fix it once and for all or you're filing a dispute with the BBB and asking for $$$ for damages?

I don't know who owns the house next door, they rent it out to a bunch of slobs
I left the chimney people a message this morning, telling them to call me back ASAP. I'm so fed up with them, i am definitely threatening to report them to the BBB, if they give me a problem.

I just found out a couple of weeks ago that my landlord was trying to get Star taxes so that's why he put all our utilities back under his own name...
It might be something you could use for leverage if you try to get some $$ out of him or it's an illegal apartment.
Can you go next door and ask them nicely for a contact name/number for their landlord? They should at least have that for their own emergencies.

Re: the joys of home ownership
I think the tree limb is your responsibility. I seem to recall from a past post that if your tree falls into your neighbors yard it's their problem, not your. I think you also have the right to trim any branches or shrubs that overhang your property line, though I'd check into that before doing anything.
Try calling a landscaper to see if they will do a yard cleanup to take care of the branch.
If you're handy, get out ladder and hammer and see if you can nail the gutter back in place. We had one that was pulling loose a little and I just hammered the long spike back in place. It looked like it was about a 4 inch nail. You might find that the underlying wood is rotting some though, and that's what contributed to it's pulling loose (unless it was all due to the branch). If it's rotting, you've got a bigger problem and may need to have a gutter or roofing specialist help out. You might also check for Handymen in the Pennysaver to see if you can find someone to come and take a look at the gutter.
You could try Angie's List for referrals - it's a 1 year free trial to sign up.
