this might sound funny but
your 6-8 months of taxes and homeowners insurance needed up front is included in the total of your closing costs right? that's not in addition to the let's say 15000 that everyone is saying closing costs could be about. right?

the taxes are apart of your closing costs. so are some insurance (i think mine was 2 or 4 months)
but you have to prepay a year of insurance, which is NOT part of the closing costs

they are not part of your "closing costs" but they are part of that number ($15K, etc) you hear about that you need at closing.
