"Three other bids were placed today besides yours..."

How does this always happen? House on the market for five months, and the day we place a bid, three other people did too???Chat Icon Chat Icon

And then, the seller wants to know our bottom line? why is this? why am I going to tell you I'll pay more??

Uggghh... i cant wait until this whole ordeal is over with!!!!

stand your ground- I think they are trying to get more money- and it would be more mature if they just countered you

Gosh, we hear that every time we go to see a house. It drives me insane!!

They are simply trying to get you to come up in price. I don't play that game with the agents. My offer is my offer. That is my bottom line. I am offering you what I think the home is worth.

It's probably krap - make your offer and leave it. The agent will probably get back to you in a few days with either an acceptance or declination.

ETA: That happened with a house we looked at and we let it ride...two weeks before closing on the home we bought the agent called saying that the owners of the house we made the offer on acceptedChat Icon Chat Icon Chat Icon Sorry Charlie, we already found a house we liked MUCH better!

ETA: many RE agents around here are grasping at straws! nothing sells itself anymore and they actually have to *GASP* WORK for their commission.

if you really love the house, just see what happens. things fall through all the time.
has this happened to you before?
there are other things sellers take into consideration besides offers-
are you able to be flexible with closing dates?
do you have a good DP?
Do you have all of your proof of mortgage approval in order?

DH & I have sold a couple of houses recently & the highrest bidder isn't always the best deal for every seller.
Good luckm it will work out when its the right house for you!

I agree..make the offer you want to make.

eta; sorry didn't see your last post. Also, first accepted offers sometimes fall though. I've heard that up tp 50% of them fall through..some sellers are greedy and take the higher offer but sometimes those people really can't move or afford the house.

This happened with the first house we made an offer on and we lost it. The REA was telling the truth. Don't be so sure that it is not true. Just stand your ground and be willing to walk away.

what are the chances that three bids would be placed on a house that was on the market for 5 months the SAME day you placed yours??? I think that's b.s. and kinda shady.

This was the fifth bid on a house weve placed in five months. We really hoped this was it.

part of me wishes I went up a little more b.c I really LOVED the house.

Part of me is glad I wouldnt play the game. I was asked to bid THREE times before they countered, and I thought that was wrong..

ETA: we have excellent credit, and have no lease on our apartment, we can close when ever they want.

if you're doing this through "your" RE agent, get a new one ASAP. she/he sounds really unethical

we placed an offer through a RE agent we have been working with.

She called saying three offers came in at the same price, and they wont counter until someone comes up. I went up another 10K.

She called me back again asking if this was as high as I would go. I said yes.

Someone bid higher than us.

Is this wrong??

sellers & their agents can lie too...its amazing to me that people are still greedy enough to play games but they are.
I could go on for days about shady BS I've encountered. IMO you did the right thing...its never a good idea to overpay for a house.

i cant stand that it is such a game and no one plays by the rules. we walked away from a house because of that and i'm glad we did.

stay firm and offer what you want to offer.. in my opinion the chances are pretty slim that they got three offers in one day when the house is on the market that long!

...and if you really love this house...you never know what could happen...how many times on here have we seen people get offers on their co-ops, etc and have them fall through. Just because an offer is accepted...doesn't mean it's gone until everything is signed Chat Icon

Do you have a mortgage pre-approval? If not, you should get one. It doesn't matter who you get it from, but it makes a big difference when the sellers are looking at bids.

Now our RE agent just called back stating that we are the back up offer and might have to complete some paperwork???

So sorry this is happening to you again...

Our offer was initially rejected for a higher offer, and then they came back at us because our credential was better than the other prospective buyers so I am crossing my fingers for you.

That's not really unusual.
There was a back up offer on the house we are in, just in case the first offer falls through. There is still the case of an engineer, security deposit and contract. If any of these things falls through, then you get your chance. If you really like the house, I would fill out the paperwork and keep looking - you can alway withdraw the offer if you find something better.
