We are in the process of getting plans drawn by an architect for a fairly complex and huge job. So the numbers we are getting are very rough. We will know more when we get the plans. I got a vague verbal from Tim white and was told to get plans so she could give me a more confident price. Then south bay came in 45K over that. again.. without the plans but, he didn't even include half the stuff we discussed in the estimate.
Is it common to have such variation or does everyone pretty much come in around the same price?

I'd wait to get the plans drawn and then have it bid- you need to compare apples to apples- and get detailed quotes so you know nothing is missing.
We used GIDCH for our extension and were extremely happy (we actually just called them to do another job)

There will be a huge variation in prices. Just make sure you know what you're getting for your money and check into whoever you choose with BBB.
I know some people used Mitchell Contracting and were happy with them.

To really check prices against each other you will want quotes broken out and I'd get three. We always get 3 on commercial construction projects and 2 are usually closer and one will be way out of line.

We're in a similar situation but our architect said don't even talk to contractors until plans are finalized and materials are noted BC until then it's too vague of an estimate and prices will skyrocket when you decide what materials to use.

We had major work done on our house a few years back and the two builders we used came in with a huge variety in prices. The builder we ultimately went with was able to do a lot more within our budget - that's why we chose him (he was recommended by a friend as well).
