town assessment vs. market price on a house

we just saw a house that is listed 110k more than what was on nassauproperty.org. when u make an offer, do you refer/consider to what the town assessed the house at?

any opinions will be great.

Not at all IMO

We didnt when we bought and I would not expect someone to do that when I sell.

That does not take into acct a neighborhood, location of a home in that neighborhood, inside features, supply vs demand, etc.

i took it into account when we bid as it's one of the few points estimates we could get short of the appraisal. Some of them you could tell were way off though.

Only thing is if you use this as a guide, your offer may not even get accepted so you will have no chance of getting to the appraisal point. Whereas if you did offer not based on this, and the appraisal comes in lower, the sellers may have to lower what they accept from you (if you and many others won't get mortgages based on the higher bid price). kwim?

The town assessment is always WAY off!

Brookhaven is taxing me for a house they say is worth 443,00 and I just got an appraisal that came in at 375,000.

And they still won't lower my taxes! Chat Icon
