i actually just moved away from that area... i appreciate that they are trying to build it up, there are some nice new developments there, but the neighborhood itself needs some improvement.

Everything that is West of Carmans road is good, East is questionable.

I love townhomes & Pulte is known for building very appealing floorplans but I don't see why people would want to live sandwiched between busy Sunrise Hwy & that gross mall. It's one of the most unpleasing areas to look at, not to mention what it will be like to get home during Christmas time. If they were in a different spot I'd understand.

I live in N. Massapequa and i HATE driving east on sunrise to those shopping centers there is always so much traffic once you pass the Infiniti Dealer on sunrise. and during christmas omg it doesnt even move, Sunrise mall is not that bad, ive gone in there for a few things i have to say its alot better than it was, its no roosevelt field but its good in a pinch
The big thing for me when we bought our house was i didnt want to be on or near a main road, I couldnt imagine living right on sunrise, and those condos are literally right on the main road, i think sunrise is 8 or 9 lanes at that point.
and 10k for taxes in Amityville schools is ridiculous

amityville taxes are MORE than massapequa taxes- especially in the village! There was a town house listed on park ave in the village of amityville (3 bedrooms, 2 bathrooms, basement, fireplace, deck, etc)- listed for like 360k but the taxes were 12k! I think that's crazy b/c those taxes are more than my mom's and she lives in the village and as a double lot! You have to have major bucks to raise a family in the village b/c not only are you paying major taxes, but you have to pay for private school too.

Yes, I grew up in the area west of Carmans Road. Very nice neighborhood..when you go east it's another story (north of sunrise).

Re: Townhouses being built by the mall in Massapequa
to clarify... DH and i just moved from an apartment complex across the street from Berner Middle School in Massapequa, on the border of Amityville.
i know of one psychiatric hospital (south oaks) and two facilities for "troubled" adolescents in that area alone.
and then, of course, there is a motel just off old sunrise hwy that gets a police visit about once a night
there is the traffic from sunrise mall - which has crime/safety issues of its own.
and the part of amityville that runs along 110, about 1/2 mile east of those townhouses, is not the best neighborhood. (south amityville is MUCH nicer).
i never truly felt safe in that area - and i am wondering if the condos/co-ops in that area are going to be a hard sell because of the neighborhood. building nice houses isn't going to change anything, KWIM?

Re: Townhouses being built by the mall in Massapequa
Just wanted to add in that they are trying to make Sunrise Mall more upscale- I'm not sure they'll succeed because of the area it's in.
There are plans to put stores like Abercrombie, Hollister Co. and Guess in there.
I, personally, still wouldn't want to live sandwiched between any mall (no matter how nice) and a main hwy.

I know Amity Harbor is a very nice area, but these townhouses are no where near amity harbor. They are on a very busy major highway
